RAISING THE BAR

Cybersouth is envisioned as a modern township where every Malaysian can feel right at home.

AVALAND Bhd’s Cybersouth development is a local township that integrates residential, commercial and recreational spaces within a sustainable framework.

Spanning 190.6ha (417 acres) near Cyberjaya, the township focuses on local needs and modern-urban living.

“In today’s urban development landscape, we are fortunate to have access to a wide range of advanced resources and innovative technologies that can drive progress,” said Avaland Bhd chief operating officer Aw Sei Cheh, a seasoned practitioner in urban planning.

“However, having these smart resources is not enough—the key to achieving a truly sustainable development lies in combining these resources with the right formula, one that is anchored in environmental, social and governance (ESG) principles.

“By focusing on sustainability, environmental responsibility, social impact and strong governance, we ensure that our developments go beyond mere innovation.

“It’s about creating spaces that are not only functional and efficient but also nurture communities, preserve the environment and contribute positively to society.”

The developer’s 2018 Cybersouth master plan revitalisation enhanced sustainable community living, adding new access roads and a central esplanade that connects key areas, such as the commercial hub, parks and residential zones.

The recently launched 8.1ha (20-acre) Meria Commercial Hub @ Cybersouth Square (Meria), with 190 dual-frontage shop units, is a new key addition to the development.

With a gross development value (GDV) of RM366mil, Meria features eco-friendly designs and boasts a 50% take-up rate of its exclusive Phase-1 release, driven by demand from nearby 600,000 households.

The development is also complemented by The Island @ Cybersouth, a 16.2ha (40-acre) area, with a 15ha (37-acre) lake, vertical forests and nature trails, which are aimed at promoting environmental awareness.

Avaland’s commitment to sustainability is evident in its GreenRE certification for Meria and all its ongoing projects.

Last year, the developer improved its ESG rating to four stars and earned the Edge (Excellence in Design for Greater Efficiencies) Certificate for its development, Aetas Seputeh, Malaysia’s first residential development to receive the prestigious green building accolade.

Avaland continues to prioritise eco-friendly designs and community well-being, aligning with its vision of creating long-term value through sustainable developments.

Aw added that the developer is building its developments with a focus on sustainable value creation and project development excellence.

“Avaland’s vision for Cybersouth is to create a self-sustaining township that prioritises long-term value, sustainability and community well-being.

“By integrating eco-friendly infrastructure and green spaces, we are setting new standards in sustainable urban living, blending modernity with nature for a lasting impact,” Aw shared.

Avaland plans to launch new projects as part of a broader RM3.4bil release over two years.

This includes the long-awaited Balinese-inspired homes, the final phase of the Cybersouth township, Phase 2 of Anja Residences in Bangi, as well as another addition to its luxury Aetas series in KL.
