SKYWORLD Development Bhd set new benchmarks for modern, urban living with two stellar developments in the Malaysian capital of Kuala Lumpur.

Where nature flourishes in the city

The Valley Residences has 1,309 units spread across three soaring 53-storey towers designed to mimic the overlapping peaks of nearby mountain ranges.

These are set on a 1.89ha plot within the SkySierra township which embodies the "15-Minute City" concept. This prioritises convenience and accessibility by placing various essential amenities and services within walking or biking distance.

Retail destinations such as Aeon Mall AU2 is just 100m down the road while the Gleneagles Medical Centre is 3.6km away. Many other shopping centres, restaurants, cafes, schools, clinics and parks are also within easy reach, negating the need for long daily commutes.

Besides the obvious convenience, this more importantly facilitates sustainable living practices by reducing dependency on vehicles and thus, lowering residents' carbon footprint.

This commitment to green living is also reflected in the development's architectural design. Placement of the towers reduces heat absorption by up to 15% and maximises cooling airflow through cross-ventilation. It also has an 800% green plot ratio.

The latter was achieved through innovative landscaping features such as vertical gardens and rooftop green spaces. These contain over 670 trees and 65,600 shrubs, creating a biodiverse urban oasis that attracts beneficial pollinators while also purifying air and lowering ambient temperatures.

Community engagement and multi-generational living were also central to The Valley's design, which resulted in a four-level facility deck offering over 60 amenities catered to various age groups.

Besides an Olympic-length swimming pool and lavish sky lounge, there is also the Sierra Playpark with a trampoline and spider web climber for children, as well as the Dream Chamber co-working space for modern professionals with remote working needs. Notably, there is also a dedicated MMA gym.

The Valley is more than just a residential project. It goes further by creating a lifestyle centred around social connections and well-being.

The recreational spaces also host curated, community-based events such as yoga classes, health seminars and family bonding activities. Results from post-event surveys show a 97% satisfaction rate among participants.

This makes the project a compelling option for investors, as seen with its remarkable 100% take-up rate by August 2023. Units are sized from 800sq ft to 1,318sq ft, but dual-key ones have proven especially popular as they allow for flexible living arrangements or rental opportunities.

Besides the FIABCI award, the development also won a slew of accolades such as the "Anugerah Utama" awarded by the Construction Industry Development Board (CIDB) Malaysia. It achieved an 86% QLASSIC score and was equally outstanding in MyCREST and SHASSIC ratings.

The Valley stands as a beacon of balanced development, harmonising the needs of modern urban dwellers with environmental sustainability.

Sky and green living at its finest

SkyLuxe on the Park Residences has 447 units in a pair of 43 and 44-storey towers set on a 0.75ha plot next to two of Bukit Jalil's most famous green lungs.

Their architecturally unique "Dancing Towers" design uses visually fragmented facades, geometrically varied balconies and cascading greenery to break up the monotony of a conventional high-rise and create a natural aesthetic in tune with the surrounding environment.

Units come in an array of layouts sized from 661sq ft to 1,224sq ft, which address the different needs of modern homebuyers from young professionals to growing families.

Similarly, sustainability was also a key factor in SkyLuxe's design. It has a green plot ratio nine times the site area, with lush landscaping throughout common areas. Around RM6.5mil was invested alone on the perimeter boundary to create a seamless, verdant transition to the 80-acre Bukit Jalil Recreational park next door.

Other passive cooling measures such as shaded walkways, open-plan layouts and cross-ventilation design features in units further contribute to thermal comfort and reduce energy consumption.

Staying true to SkyWorld's vision of building communities, SkyLuxe's amenities were also designed to allow residents to form meaningful connections.

Offering panoramic views of the neighbouring park is a double-cantilevered swimming pool extending 10m outwards, a private lounge with karaoke and a fully-equipped multipurpose hall. Families would also find hours of wholesome fun at the thematic playground.

Also contributing to the project's remarkable 100% take-up rate is its prime location and excellent connectivity. Nearby attractions include Pavilion Bukit Jalil shopping centre, the Bukit Jalil Stadium and Axiata Arena, not to mention countless other retail, dining, banking, healthcare and education amenities.

SkyLuxe achieved a QLASSIC score of 85%, which was the highest for a residential high-rise in Malaysia in 2020. It also won "Best Green Development" at the iProperty.com People's Choice Awards and "Residential Landscape Architecture Award" at the Asia Pacific International Property Awards.

Residents of both The Valley and SkyLuxe also have access to the SkyWorld Connects App which streamlines communication between homeowners, management and security teams.

This makes facility booking, visitor registration and defect reporting a breeze. The app also features an e-commerce platform which lists local service providers for home improvement, maintenance and lifestyle needs.
