BENTONG: Xintiandi Village marked a new milestone with its commercial partnership MoU signing ceremony, bringing together participating brands, shop owners and business partners at the Genting Xintiandi Sales Gallery in Genting Highlands, Pahang.

The event forms part of ongoing efforts to build the business and retail community at Xintiandi Village as construction progresses.

It also provides a platform for brands, business operators and shop owners to establish connections and explore potential collaborations ahead of the development’s completion.

A total of 18 brands are participating in the initiative, representing food and beverage, retail, lifestyle, pharmacy, wellness and convenience offerings. The participating brands are 7- Eleven, Bask Bear, Bila-Bila Mart, Canton Boy, Caring Pharmacy, ChaTraMue, CU, Happy Potato, Just Farm, llaollao, Luckin Coffee, Maru Coffee, MIX Store, MRC Wellness, myNEWS, Snooze, Tealive and The Chamber.

The MoUs represent an important step towards establishing relationships with prospective business partners and shaping the future commercial mix of Xintiandi Village.

The initiative also creates opportunities for shop owners and potential business operators to connect and explore future leasing and business collaborations.

Xintiandi Village features 134 two-storey strata commercial shop units, showcasing a distinctive blend of Baba Nyonya heritage-inspired architecture and Chinese Modern design. The two architectural concepts create a varied streetscape complemented by wide shopfronts, flexible layouts and pedestrian-friendly access.

The shops offer built-up areas ranging from approximately 2,446 sq ft to 4,890 sq ft, providing flexible spaces for a variety of retail, dining, lifestyle and service concepts. Prices start from RM2.9mil, with an average selling price of approximately RM1,471 per sq ft. Based on prevailing rental rates in the surrounding area, the estimated gross rental yield is approximately 6% to 8%, subject to market conditions, actual rental rates and occupancy.

Xintiandi Village is expected to be completed in the second quarter of 2029.

Xintiandi Village forms part of Genting Xintiandi, an integrated development spanning approximately 24.3ha of freehold land in Genting Highlands. Planned to be progressively developed across seven phases, Genting Xintiandi will bring together commercial and retail spaces, serviced apartments, transportation infrastructure, entertainment and lifestyle components.

A dedicated bus depot featuring 12 bus bays is planned within Genting Xintiandi, with Resorts World Genting identified as the proposed operating partner. The depot is intended to enhance accessibility and support visitor movement within the development and surrounding highland destinations.

Future plans also include a mall expansion with approximately 235,093 sq ft of gross floor area (GFA), adding further retail, dining and lifestyle offerings to the overall development.

Another major component of the masterplan is the future XTD Arena, a planned entertainment and events venue spanning approximately 350,000 sq ft, with a capacity of up to 18,000 people. The arena is envisioned to accommodate concerts, conferences, sporting events, e sports, hobby tournaments and other large-scale events.

On Sept 2, Genting Xintiandi signed a MoU with Hunan Architectural Design Institute Group Co Ltd (Hunan Design), establishing a strategic collaboration for the design and construction of XTD Arena. The collaboration brings together Genting Xintiandi’s vision for an integrated lifestyle and entertainment destination with Hunan Design’s expertise in architecture, engineering and large-scale venue development.

With an estimated construction investment of not less than RM500mil and targeted completion in 2032, XTD Arena is envisioned as a major entertainment anchor within Genting Xintiandi, generating visitor activity that can complement surrounding retail, dining, accommodation and other commercial offerings.

Together, Xintiandi Village, the dedicated bus depot, future mall expansion, XTD Arena and serviced apartments form part of the long-term vision for Genting Xintiandi, with each component planned to complement the others in creating an integrated destination for business, lifestyle and entertainment.
