State rolls out cash and rental aid to ease entry into property ownership


ISKANDAR PUTERI: Potential first-time homebuyers in Johor can receive up to RM7,000 in assistance from the state government to help ease the financial burden of owning a house, says state exco member Datuk Mohd Jafni Md Shukor.

The Johor housing and local government committee chairman said the assistance included RM5,000 under the Home Purchase Aid scheme and Home Entry Aid scheme, which has been increased to RM2,000.

“The state also introduced the House Rental Aid scheme offering RM2,500, or RM250 a month for 10 months, for those who are not yet ready to buy a house.

“These measures are aimed at easing their initial financial ­burden and as a boost for them to move towards home ownership,” he said during the Johor state assembly sitting yesterday.

He was responding to a question from Nor Rashidah Ramli (BN-Parit Raja) on the latest status of Johor Affordable Home Scheme (RMMJ) as well as efforts being carried out to help young people to own houses.

Mohd Jafni said the state government had strengthened direct housing assistance between last year and this year, compared with limited aid offered from 2022 to 2024.

This was because many young people struggle with the cost of living, stricter loan requirements and high upfront payments.

To ensure balanced development, he said the state still requires developers to allocate 40% of their projects for affordable housing, while the remaining 60% will be for the open market.

RMMJ units are priced between RM42,000 and RM300,000, with income eligibility requirements aligned with each category.

For houses priced between RM42,000 and RM50,000, applicants must earn below RM4,000 a month, while homes priced between RM80,000 and RM100,000 are for those earning below RM6,000.

Units priced at RM150,000 are meant for households earning below RM8,000, while homes priced between RM250,000 and RM300,000 are for those with monthly incomes below RM10,000.
