PETALING JAYA: Ipoh, Seremban and Melaka Tengah are among the top choices for Malaysians looking for homes at a more affordable price tag.

A comparison of housing sales data from the National Property Information Centre (Napic) by district found these three areas had among the greatest number of units sold nationwide in 2022, where terrace houses and condominiums were sold at an average price of below RM300,000 per unit.

According to Napic’s Residential Property Stock Report which shows 2021 data on average (median) prices of houses by district, terrace houses in Kinta, the district where Ipoh is located, can be bought at a median price of RM268,000, while a condominium costs RM254,880.

In Seremban, terrace houses are priced at RM280,000 per unit and condominiums at RM127,500, while terrace houses in Melaka Tengah district are priced at RM280,000 and condominiums at only RM190,000 per unit.

In Selangor, only Klang was among the popular districts, where a condominium unit was available at an average price of below RM300,000 (RM250,000).

Other cheaper alternatives to buy condominiums are less popular areas such as Kuala Langat (RM180,000), Kuala Selangor (RM180,000) and Hulu Selangor (RM155,000).

Overall, Petaling in Selangor topped the list for most housing units sold in 2022, where the median price of terrace houses was a whopping RM740,000 and a condominium at RM360,000.

Johor Baru, Johor came in second place, where terrace houses cost RM480,000 and condominiums were RM350,000 per unit.

This was followed by Hulu Langat, Selangor, with terrace houses an average of RM513,500 and condominiums at RM300,000.

Other popular areas where such houses are priced at below RM300,000 are Kuala Muda, Kedah; Kuantan, Pahang; Manjung, Perak; and Kulim, Kedah.
