Halt Bukit Jalil affordable housing registration pending studies, urge Seputeh residents, MP

SEPUTEH residents and their MP have urged the government to halt registration for the 17,000-unit Bandar Madani Bukit Jalil project until Kuala Lumpur City Hall (DBKL) completes its planning studies for the area.

Residents from Bukit Jalil, Bandar Kinrara and Taman Puncak Jalil made the call when they handed a memorandum to Seputeh MP Teresa Kok outside Parliament today, which is to be forwarded to Prime Minister Datuk Seri Anwar Ibrahim.

Protest committee chairman Zainuddin Zainal said residents objected to the project due to its high density.

“The 17,000 units are to be built on 26.3ha of land in Bukit Jalil, which is inconsistent with the Kuala Lumpur Local Plan 2040.

“We are not objecting to development, but this project is excessively dense and fails to consider the current situation, especially traffic congestion,” he told reporters.

He said about 7,000 people signed the group’s online petition, while around 500 attended a peaceful assembly on Sept 16.

Zainuddin said residents wanted an engagement session involving DBKL, the government, residents and Kok.

“They need to understand the real problems in our area: traffic congestion, a shortage of classrooms and hospitals,” he said.

Kok said 75 residents’ associations and non-governmental organisations had endorsed the memorandum.

She said she was surprised registration had opened on Monday even as DBKL was still reviewing the Kuala Lumpur Local Plan 2040 and conducting a micro-control plan study for Bukit Jalil.

“It is called Bandar Madani, but Madani housing makes up only 10% of the development.

“The rest will be sold at prices similar to market rates in Puchong and Bukit Jalil,” she said when met by reporters outside Parliament in Kuala Lumpur.

Kok claimed that the developer, PR1MA Corporation Malaysia, which falls under the Housing and Local Government Ministry (KPKT), had not complied with PlanMalaysia’s community facilities planning guidelines, particularly on the vertical school and other social amenities.

She urged the government to postpone registration until DBKL completed both studies, and called for better coordination between the government and DBKL.

Kok added that Bukit Jalil residents needed an MRT station or rail service to ease congestion, not more high-density housing.

“Please don’t let Bandar Madani Bukit Jalil tarnish the image of Budget 2027.”

Kok had raised the matter during the Budget 2027 debate in the Dewan Rakyat on Tuesday.

In the Dewan, she claimed that only 1,750 units would be Rumah Madani homes priced at RM200,000, while the majority would be PR1MA units priced between RM390,000 and RM480,000.

Anwar announced during the tabling of Budget 2027 on Oct 9 that registration for the project’s first phase would open on Oct 12.

Federal Territories Minister Hannah Yeoh later said the first phase remained subject to conditions and planning permission from DBKL.

StarMetro reported on July 8 that, based on details presented at a social impact assessment engagement, the proposed project across 23 government plots in Mukim Petaling covering 26.26ha would comprise 14,200 PR1MA units, 1,750 Residensi Madani units and 1,050 units for civil servants, in buildings of up to 40 storeys high.

It would also include a vertical school, government offices, a police kiosk, a multipurpose hall, retail lots and a future health clinic.

On Sept 17, StarMetro reported that residents’ groups had secured a temporary delay on the first phase from DBKL following an Aug 11 meeting with DBKL officials, the Kuala Lumpur mayor Datuk Seri Fadlun Mak Ujud and Yeoh.
