For example, the solar photovoltaic (PV) systems at key commercial nodes at IJM Rimbayu contributed to a 52% reduction in electricity consumption at The Gallerie and The Club, generating average savings of approximately RM153,000 annually, Chai said.
“This is complemented by the integration of solar PV panels at our commercial developments, such as District 28, to support more sustainable operations.
“Future developments are also designed to be PV-ready, with infrastructure to support EV charging and expanded clean energy adoption,” he added.
Economic resilience and community wellbeing
At IJM Rimbayu, sustainability is guided by a holistic approach that integrates environmental responsibility, community wellbeing and economic resilience.
Throughout 2026, the township’s commercial ecosystem continues to evolve alongside a growing residential
population.

Anchoring on IJM Land’s four sustainability pillars – marketplace, environment, workplace and community – IJM Rimbayu was masterplanned as a self-sustaining “township in a park” from the outset.
The most meaningful progress, Chai shared, has been seeing residents increasingly embrace sustainable living and actively participate in shaping the township.
“Community spaces such as The ARC, together with environmental awareness initiatives and neighbourhood activities, have encouraged residents to become more involved in their community,” he said.
Recognising that a sustainable township is shaped as much by its people as it is by its physical environment, IJM Rimbayu creates opportunities for residents to come together through a host of initiatives.
There are community events, environmental campaigns, educational programmes, health and wellness activities and partnerships with local organisations, which encourage residents to care for their community and surroundings.
Environmental responsibility
At the same time, IJM Land continues to invest in green and community infrastructure that enhances both environmental quality and everyday liveability.
“Initiatives such as the Rimbayu Linear Park and The Arc reflect our commitment to creating spaces that support the natural environment, healthier lifestyles and stronger communities,” Chai said.
Nature is thoughtfully integrated throughout IJM Rimbayu. Parks, landscaped corridors and open spaces have been planned as essential parts of the township, creating a greener, healthier environment while bringing residents closer to nature.
As the township’s ecological spine, Rimbayu Linear Park integrates more than 2,200 trees, rainwater recycling systems and biodiversity-focused planting that help absorb carbon, improve the township’s microclimate and support thriving plant and wildlife habitats.
“The park also incorporates community farms and inclusive recreational spaces, demonstrating how green infrastructure can benefit both the environment and the community,” Chai added.
Beyond physical initiatives, environmental stewardship is promoted through recycling campaigns, community clean-up activities and tree-planting programmes that encourage residents to care for their surroundings.
“We believe that sustainability is a shared responsibility, and lasting environmental impact comes when communities are part of the journey.”
Sustainable habits
Chai shared that when IJM Rimbayu was first conceptualised more than a decade ago, formal ESG frameworks were not widely adopted, but IJM Land made sure that sustainability was embedded from the earliest stages of master planning.
Upholding responsible land planning, elements such as green infrastructure, mobility solutions, resource efficiency measures and community-focused amenities have been incorporated into the township.
“The 2.5ha Rimbayu Linear Park is a good example of this approach, designed as ecological infrastructure that connects neighbourhoods, supports biodiversity and enhances the township’s environmental performance.
“Likewise, The ARC promotes community wellbeing, while ROAM and District 28 extend the same planning philosophy into the business environment,” Chai shared.
Equally important is encouraging more sustainable habits.
Through the Food Waste Processing Hub at Oasis International School within IJM Rimbayu, students are introduced to circular economy practices by turning food waste into useful resources.
Electric motorbikes are also introduced for IJM Rimbayu employees working on site to promote cleaner mobility in the township.
“Ultimately, our goal is to create a township where sustainable infrastructure and sustainable behaviours reinforce one another,” Chai said.
Sustainability in every step
At IJM Rimbayu, sustainability guides every stage of the development lifecycle, from planning and construction to operations and township management.
“At the planning stage, we consider land use, connectivity, biodiversity and climate resilience. During development, we focus on resource efficiency and responsible construction practices.
“After completion, we continue to engage residents and stakeholders through sustainability programmes, environmental education and community initiatives, ensuring sustainability continues to evolve alongside the township,” Chai elaborated.
Several developments within IJM Rimbayu, including ROAM, have been designed to meet GreenRE certification standards, reflecting its commitment to creating healthier, more resource-efficient spaces for residents and businesses.
“For us, sustainability does not end when construction is completed. It is an ongoing commitment as the township grows and the community evolves.”

Chai shared that ESG is changing the way the property industry thinks about value.
