PETALING JAYA: Building on a busy 2025, construction company Melati Ehsan Holdings Bhd
expects 2026 to be another active year, with ongoing construction projects and new development launches set to deliver a strong and steady income stream for the group.
Among projects in the pipeline would be the launch of the second phase of Bayu Selayang Heights in Selangor, planned for the first half of this year (1H26), subject to market sentiment and buyer response, executive chairman Tan Sri Yap Suan Chee said in the group’s annual report for 2025.
Currently, the construction for the first phase of Bayu Selayang Heights, which was launched in the third quarter of 2024, is progressing as planned with the podium and building structure 35% completed.
“The project has also received positive support for end financing for our customers from our panel of banks.
“Thus far, Bayu Selayang Heights has had a take up rate of 71% as of November 2025 (based on sales and purchases agreements signed and units reserved), a favourable take-up-rate in line with management’s expectations,” said Yap.
The first phase consist of two blocks with 825 units of mid-range products and 165 units of affordable housing under the purview of Lembaga Perumahan Hartanah Selangor.
The group’s next development project is the proposed mixed development known as ME City in Kelana Jaya, Petaling Jaya.
It said wholly owned subsidiary, Bayu Melati Sdn Bhd is undertaking the development on a turnkey basis covering design, planning, construction, sales and marketing. The project sits on a piece of commercial land measuring approximately 20 acres in SS 8, Petaling Jaya.
The group said despite the lower profit for its financial year ended Aug 31, 2025 (FY25), it maintained a healthy financial position, with borrowings reduced by about 25% due to redemptions and the progress of development schemes.
For FY25, Melati Ehsan posted a profit before tax of RM2.88mil compared to RM10.15mil for the preceding year. Revenue came in at RM152.29mil versus the RM36.26mil in the previous financial year.
