S P Setia Irama Villa IV in Bandar Kinrara achieves 95% take-up at weekend launch


Due for completion in 2026, Irama Villa IV comprises 38 units of freehold, double- storey terrace homes, and forms part of the 1,904-acre self-sustaining township of Bandar Kinrara, Puchong.

PETALING JAYA: S P Setia Bhd’s Irama Villa IV in Bandar Kinrara, Puchong, Selangor, has achieved a take-up rate of 95% since its launch on March 3.

In a statement, the property developer said the take up comprised more than 120 customers from the Puchong and Bukit Jalil areas.

“Located in the mature, vibrant neighbourhood of Bandar Kinrara and next to the Anggun Villa semi-detached homes, Irama Villa IV comprises 38 units of freehold, double-storey terrace homes.

“Prices of the units range from RM1.7mil to RM3.05mil,” it said.

S P Setia divisional general manager Razly Mohammad Rus said he was thrilled that the launch of Irama Villa IV, the final phase of the group’s Irama Villa series, received a tremendous response.

“We have two remaining larger Bumi-units available for Irama Villa IV. With the encouraging feedback, we are now gearing up for our upcoming launches in the township – Anggun Villa II and Anggun Villa III in April and May, respectively.

“Our target market acknowledges our signature products, and their steady values in Bandar Kinrara,” said Razly.

He added that there is a demand for larger floor plans and column-less porches and layouts, particularly ones with sleek, contemporary designs.

Irama Villa IV offers four to five bedroom-units that will have spacious built-ups ranging from 2,414 to 2,927 sq ft with lot sizes of 22’x80’ and 24’x100’ and are targeted towards couples, young families, and upgraders who are seeking for private, spacious homes.

Irama Villa IV units will include sustainable amenities under its concept of Setia eGreenLiving such as the Box 366 food and parcel delivery dropbox, designed by S P Setia.

The units will be future-proof and equipped with smart features such as smart lock for enhanced security, a solar photovoltaic conduit for clean energy and electric vehicle ports to support adoption of electric cars.

Due for completion in 2026, Irama Villa IV has a gross development value of RM74.1mil and forms part of the 1,904-acre self-sustaining township of Bandar Kinrara, Puchong.

The township is linked to major highways such as the Shah Alam Expressway, Maju Expressway, New Pantai Expressway, Lebuhraya Damansara-Puchong, and Middle Ring Road 2 and is known for its connectivity to commercial hotspots, hospitals, schools, as well as public transportation hubs such as the Kinrara Bk5 LRT station.
