Shaping Selangor, Building Communities

Spanning 618.7ha in Puncak Alam, Eco Grandeur boasts an estimated GDV of RM10.5bil, featuring vibrant landscaping as the heart of the development.

EVERY township begins as a promise that the homes built today will grow into places people are proud to call their own, long after the keys are handed over.

For Eco World Development Group Bhd (EcoWorld), keeping that promise has helped build a Malaysian developer of considerable reach.

Its 4,969.5ha (12,280 acres) of landbank stretches across the Klang Valley, Iskandar Malaysia, Penang and Negri Sembilan, with a total estimated gross development value (GDV) of RM100bil. Five revenue pillars allow it to serve homebuyers, business owners and industry alike: Eco Townships, Eco Rise, Eco Hubs, Eco Business Parks and QUANTUM.

Projects undertaken by EWI Capital Bhd (formerly Eco World International Bhd) from 2015 to 2025 also carried the EcoWorld name to the United Kingdom and Australia. Sustainability sits at the heart of that work.

EcoWorld has been included in the FTSE4Good Bursa Malaysia Index since December 2020 and is a member of the United Nations Global Compact Malaysia, Brunei and Cambodia. It has also been named one of the Top 10 Developers at The Edge Malaysia Property Excellence Awards since 2016.

Homebuyers continue to respond. In the first 10 months plus of financial year 2026 (FY2026), EcoWorld’s sales have exceeded the RM5bil mark, substantially exceeding the group’s full year FY2026 target of RM4bil. Nowhere has that promise taken deeper root than in Selangor.

“Sales tell you a project launched well. Occupancy, footfall and community life tell you it is working,” says Chang.

Rooted in Selangor since 2014

In 2014, EcoWorld began its chapter in Selangor with the launch of Eco Majestic in Semenyih. Twelve years on, that decisive first step has grown into a portfolio of townships stretching across Semenyih, Teluk Panglima Garang, Puncak Alam and Setia Alam, bringing together affordable homes and premium landed living with commercial hubs, green spaces, business parks and industrial developments.

Eco Majestic was followed by Eco Sanctuary in Teluk Panglima Garang, near Kota Kemuning, a 124.9ha (308.7 acres) gated and guarded eco-themed township launched in 2015. Eco Grandeur in Puncak Alam came next in 2016, followed by Eco Ardence in Setia Alam, a 216.1ha (533.9 acres) gated and guarded mixed-development township, planned as an enclave for art, culture and commerce.

Launched in 2017, Eco Business Park V added a dedicated green business park to the EcoWorld portfolio.

In 2017, Eco Forest brought a 199.4ha (492.7 acres) freehold enclave to Semenyih, inspired by the flora of Broga Hill and anchored by a 10.1ha (25-acre) Central Park and lakes. Eco Business Park V, launched in 2017 alongside Eco Grandeur, added a green business park to the portfolio. Eco Radiance, also in Semenyih, is targeted for launch in the second half of 2026.

Looking back over the past decade, that footprint now spans developments at different stages of maturity, from established townships with their own parks and commercial destinations to newer developments still taking shape.

“Selangor remains central to the group,” says Datuk Seri Chang Khim Wah, president and chief executive officer of EcoWorld. “It holds several of our largest and most established townships and demand here runs across every segment, from first homes to industrial land. Each region plays to its strengths. In Selangor, that strength is depth: a mature base of communities that keep growing with the state.”

The group’s priorities have also evolved over that time. “When we launched in Selangor in 2014, the priority was liveability, homes in green surroundings, well connected to where people work,” Chang says. “As the state has grown, our townships have taken on more roles, carrying commercial hubs, business parks and, increasingly, digital infrastructure. The ambition has moved from building neighbourhoods to building communities that sustain their own economic life.”

Three developments show that evolution most clearly: Eco Majestic, where it began; Eco Grandeur, growing in Puncak Alam; and Eco Business Park V, where Selangor’s digital future is taking shape.

“A township starts mostly as homes. Over time it needs shops, workspaces and places to gather, and we plan for that mix from the start,” says Liew.

Where it began

Eco Majestic is where EcoWorld’s Selangor story began. Launched in 2014 on a former oil-palm estate in Semenyih, Eco Majestic is a freehold township, GBI-certified development and Southern Klang Valley flagship. It spans 434.3ha (1,073.1 acres) in Mukim Beranang, Daerah Hulu Langat, with an estimated GDV of RM11bil. It is also one of Malaysia’s largest strata townships.

Its distinct architectural character draws on British colonial design, with passive features, wide windows and tall ceilings that allow natural light and ventilation to become part of the living environment. Beyond the homes, the township opens into an extensive network of communal and green spaces.

At its centre is the 8.1ha (20-acre) Majestic City Park, built around a central lake with a jogging trail and playing fields. The Ivory Bridge is one of its recognisable features, while the park was launched during the #AnakAnakMalaysia run in 2024.

The landscape extends further through the township, with 15,955 trees and 2.5 million shrubs. Its 16.2ha (40 acres) of detention ponds also form part of its flood-mitigation infrastructure, while 10km of cycle lanes and pathways provide connectivity across the township.

As Eco Majestic has matured, another element has been added to that environment. Majestic Labs soft-opened in September 2025, bringing dining, fitness, childcare, retail and entertainment together within a dedicated commercial hub.

Spanning 1.5ha (3.6 acres), Majestic Labs comprises 47 units across four floors, with 384 car park bays and 157 motorcycle lots. Its rooftop is equipped with a 331kWp solar system, while its position beside the City Park gives it a direct relationship with one of the township’s main communal spaces. The Eco Majestic sales gallery has also relocated to Majestic Labs.

“A township starts mostly as homes. Over time, it needs shops, workspaces and places to gather and we plan for that mix from the start, bringing each layer in as the community reaches the size to support it,” says Liew Tian Xiong, deputy chief executive officer of EcoWorld.

“Majestic Labs opening eleven years after Eco Majestic launched is a good example of that sequencing.”
