JB shoplex sees keen interest

SURROUNDED by 10 matured townships within a 5km radius and near a high-traffic main road, the new shoplex Lot26Austin by developer Malaysia Land Properties Sdn Bhd (Mayland) is continuing to attract sales.

Mayland deputy general manager Desmond Chong Chee Hong said the country’s first economic growth corridor of Iskandar Malaysia had been progressing well since its inception on Nov 8, 2006.

“The influx of investors and new residents in the region will boost demand for residential and commercial properties,” he said at the launch of the shoplex project.

Also present was Mayland deputy general manager for sales and marketing Steven Yap.

Chong said response for the freehold project located at Jalan Mutiara Emas Utama, Mount Austin, Johor Baru was good with 120 out of 205 units already sold.

Construction work on the four-storey building consisting of three blocks has started with completion expected by the end of 2026.

He said the company was looking at food and beverage operators, concept cafes, small and medium enterprises and microenterprises as potential buyers for the units.

Chong described the project’s unique feature being an open-concept rooftop for al fresco dining and how each block would be equipped with passenger lifts.

“The project also offers investment opportunities due to its prime location in the Tebrau growth corridor, which is a hotspot for property development projects,” said Chong.

Lot26Austin, he added, was conveniently located just 400m from Mount Austin, 900m from Hospital Sultan Ismail, 1.9km from Aeon Tebrau, 2.1km from Ikea Toppen and 2.2km from Sunway College.

Within a 5km radius are Austin Waterpark, Austin Golf Resort, NSK Pandan City and Sultan Iskandar Customs, Immigration and Quarantine (CIQ) complex.

Chong predicted an increased demand for properties in the shoplex once the Johor Baru-Singapore Rapid Train System (RTS) Link is completed.

“Commuting to and from Singapore will become significantly more convenient,” he said, adding that the transportation project had reached 65% completion as of Dec 31, 2023, while passenger service is slated to start by December 2026.
