Week-long queue for 32 units


Purchasers queued up for seven days and six nights to buy the latest semi-detached houses in Bandar Laguna Merbok last week. 

They had waited patiently outside the sales office of Paramount Property (Utara) Sdn Bhd (formerly known as Patani Jaya Sdn Bhd) at the award-winning freehold township hoping to buy one of the 32 units. 

Called the Casamaria Elite, the houses are the last phase of double-storey semi-detached houses on non-Malay lots. 

Its executive director Ricque Liew said the queue had already started from 9am on June 12, a week earlier than the launching day on June 18.  

He said invitation letters were mailed to about 200 prospective purchasers on June 2, followed by short messaging service (SMS). 

“The management of Paramount Property (Utara) Sdn Bhd has been generously providing five meals a day and also lodging after 8pm to all prospective purchasers who are on the queue. They have been given sleeping bags and basic toiletries,” he added. 

The units are priced from RM350,000 for the 40ft x 80ft type and RM370,000 for the 40ft x 120ft type. The lot size is from 3,230 sq ft with built-up area of 3,014 sq ft. 

Their special features include contemporary styles with a tropical approach (timber pergola with flat perspective sheet over the balcony).  

The spaces are so designed as to enhance cross ventilation and allows natural light to come into the house. It also has a practical layout. 

Liew said the company has been launching semi-detached houses since1996. It has sold out all its bungalows.  

He said more than 100 double-storey semi-detached houses on bumiputra lots had not been launched yet. Some more terraced houses would also be launched later. 

“We have developed about 60% of the 493 acres of the township.  

“Of the proposed 4,000 mixed units, we have launched 2,600 units with 1,400 units to go,” he said, adding that purchasers had enjoyed capital appreciation on their properties. 

He said there had been a steady appreciation in the value of properties in Bandar Laguna Merbok over the last two to three years.  

“For example, our semi-detached houses were originally priced around RM229,900. The price has since gone up to RM269,000 when it was launched last year and they were very well taken up,” he said. 

Another boost for the township is the completion of the western bypass that now links up the North toll plaza to the South toll plaza of Sungai Petani. 

Bandar Laguna Merbok won the FIABCI Malaysian Chapter award of distinction for best residential development in the country for 2004. FIABCI is the acronym for the International Real Estate Federation. The residential segment of the township is gated and guarded with three guard posts.
