ORCHARD developer Taman Setar (M) Sdn Bhd expects sales of land lots in Orchard Heights, along the Karak Highway, to pick up due to improving economic conditions and demand for country living.
The developer has launched phase one and two in 1999.
The first phase comprised of 55 lots and most of these were sold.
The second phase comprising of 36 lots was entirely sold out.
The final phase of 28 lots is now offered for sale this weekend.
The lands are freehold agricultural land and individual freehold titles of all individual lots are already available.
“With the completion of the infrastructure and the issue of individual titles, new lot buyers will actually be buying property that is completed and not a promise on a piece of paper,” director Ng Chun Hoo said in an interview.
The entire development of 187 acres has been subdivided into 119 lots for sale with each lot being as least one acre in size.
An area of 25 acres has been set aside for common use of lot owners, which comprises of a common orchard, boating lakes, fish ponds and at present, a kampung-style temporary clubhouse.
Each lot owner gets a lot planted with durian seedlings and other fruit trees, he added.
Full infrastructure development has been completed with three-phase electricity supply, drinking water, tarred roads and perimeter fencing.
Lot tenants are required to sign a deed of mutual covenants under which a maintenance contribution is payable.
This would be used for the maintenance of the common facilities including roads, drains and the perimeter fencing as well as for the regular maintenance of each lot in terms of clearing undergrowth and fertilising the fruit trees.
“At present, two lot owners have already constructed houses.
“Several other houses are either in the course of construction or at the planning stage.
“Some lot owners actually expect to reside at Orchard Heights while most will treat it as a weekend retreat,” Ng added.
