Bandar Puteri Bangi officially launched

The development of Bangi will see greater progress now that the new Bandar Puteri Bangi township has emerged.

The project by IOI Properties Group Bhd is a freehold integrated mixed development that spans 370-acres of land.

IOI Properties Group senior sales and marketing manager Mohd Ezuddin Samian says the township, which has a gross development value of RM4bil, will be completed within the next eight to 10 years.

He also revealed the launch of three projects — Almyra Residence, Kubica Square and The Terresse — at the township’s newly unveiled IOI Galleria @ Bangi sales gallery.

“So far, we have achieved about 70% sales for all three projects,” says Mohd Ezuddin of the reception to the projects.

Almyra Residence comprises of 669 serviced apartments in four blocks, with eight units on each level.

The apartments come in three layouts: 969sq ft three-room, two-bathroom units; 1,055sq ft three-room three-bath units; and 1,217sq ft four-room, three-bathroom units priced at RM365 per sq ft.

“These are ‘semi-Ds and bungalows of the sky’ where units have a gap between one another. The key is that it is lower in density and big on space,” explains Mohd Ezuddin.

Kubica Square, the township’s commercial hub, features 116 units of shop offices that will house amenities and retail businesses.

It comprises of 105three-storey lots and 11 units offour-storey corner lots over 16.9-acres of land.

According to IOI Properties senior central marketing executive Ling May Yuen, work on Kubica Square is well underway.

“Currently, there is only one commercial area in Bangi. With Kubica Square, we are introducing a bigger avenue for businesses to explore opportunities not just in the town but within the entire Klang Valley southern corridor region,” she said.

Ling adding that construction is about 20% to 30% done, and the first phase can be delivered in two to two-and-a-half years’ time.

The intermediary lots are priced from RM1.5mil to RM1.7mil.

On the other hand, the first phase of The Terresse will bring about 116 units of two-storey super link houses with a built-up area of 2,510sq ft.

“The emphasis here is the spaciousness. It doesn’t require renovation either as the space is maximised right to the back of the unit,” said Ling.

Other highlights include high ceiling heights of 11.5ft, double volume ceiling height in the dining area, and column free long porches, among others.

A main street called the Street of Dreams anchors the entire development. There are also three other major arteries that lead to different areas of the township.

Those of which include California Street for the commercial area, Tropical Street for the residential area as well as the Art Street that stretches between both areas.

“This particular developed was master planned with themes and concepts involved.

“Through these streets, we want the township to have a sense of identity,” explains IOI Properties senior general manager Lee Yoke Har, added that the township will also be home to a 10-acre park to serve the community.

“There will be a bicycle and jogging path measuring some 6.9km, and we envisage every part of the development to link to it, encouraging a greener way of living.

The township is accessible via the Seremban Highway, not far from the Putra Mahkota toll at Exit 213.
