The Island @Cybersouth embodies Avaland’s vision for sustainable urban living, seamlessly blending biodiversity with urban design to foster community connection.
PETALING JAYA: Avaland has marked a significant milestone with the groundbreaking of The Island @Cybersouth, earlier this week.
The exemplary 16.2ha project within the 168.8ha Cybersouth township features a 15ha waterbody and blends urban living with nature, prioritising sustainability.
Set for completion this year, The Island will enhance community life through its integration of recreational spaces and green environments.
The Island offers a unique opportunity to connect with nature in a meaningful way. The central green space encourages well-being, with areas for recreation, relaxation and exploration.
Residents and visitors can enjoy the vertical forests, adventure and nature trail, designed to integrate with the natural environment while promoting sustainability.
The trail highlights the island's biodiversity and serves as a model for sustainable outdoor experiences within urban settings.
The tree conservation efforts also help deepen the community's connection to the local ecosystem.
The Sunset Deck and Observation Towers provide peaceful spots for gathering and taking in stunning views, fostering a sense of tranquillity and shared experience. It’s a place where the community can truly experience the harmony between nature and urban life.
At its heart, The Island offers a central green space designed to promote well-being, with 70% of the landscaping featuring climate-resilient, low-maintenance native plants. Eco-friendly elements such as energy-efficient lighting, rainwater harvesting and the use of recycled materials minimise environmental impact.
As part of its vision for Cybersouth, Avaland is creating a sustainable, interconnected community with a seamless blend of residential, commercial and recreational spaces.
Ongoing upgrades, including improved amenities and infrastructure, including a new main access road, will benefit over 100,000 residents in the township and nearby areas.
Avaland chief operating officer Aw Sei Cheh reflected on the significant evolution of the Cybersouth township.
“In 2018, Avaland embarked on revitalising the Cybersouth masterplan, with a clear vision of transforming it into a nature-inspired living township.
“Key infrastructure upgrades, such as modernising the main access road and introducing promenades along the central spine, have strengthened connectivity throughout the neighbourhood.
“These improvements have seamlessly integrated the commercial hub, recreational island, key amenities and residential areas, cultivating a vibrant, interconnected community across 100 acres of placemaking excellence,” he explained.
Aw highlighted the ongoing transformation of the township, with several upcoming projects aimed at enhancing its appeal.
Later this month, the first phase of the integrated Meria Development will be unveiled, creating a dynamic commercial hub.
This will be followed by the launch of Avalon, a Balinese inspired landed home development, later in the year.
Both projects have a combined GDV of RM670mil, bringing the total GDV of ongoing developments at Cybersouth, including the Casa Embun project (RM414mil) that is 100% taken-up, to RM1.084bil.
Avaland is committed to driving sustainable urban transformation through its placemaking efforts, focusing on creating lasting value for both the community and the environment.
The company’s approach goes beyond just development - its goal is to design spaces that foster growth, well-being and meaningful connections, while enhancing ecological richness to combat pollution and protect biodiversity.
The Island @Cybersouth stands as a model for future developments, demonstrating how sustainable practices and biodiversity can seamlessly integrate into urban living. Through its commitment to preserving natural balance for future generations, Avaland is shaping a future where thriving, interconnected communities can flourish while maintaining environmental stewardship.
In 2024, Avaland refined its business model to adopt a more diversified approach, ensuring that it meets the needs of a variety of market segments.
With three core property series - Ava Luxe for luxury living, Ava Prime for premium homes and Ava Ria for value-driven housing - the company aims to offer quality homes that cater to different income brackets.
This strategic shift underscores Avaland’s dedication to improving lives across diverse communities while making quality, sustainable housing accessible for all.
Their placemaking efforts focus on creating vibrant, liveable spaces with integrated amenities and green areas that prioritise social interaction, sustainability and overall quality of life for residents.
Living up to this commitment, Avaland completed a significant tree-planting initiative at its Lakefront development in 2024, its Ava Ria property series, in Cyberjaya. As part of the Avaland Project Green Plan, over 200 trees were planted at Lakefront’s Central Park, with a focus on native species. This effort is aimed not only at enhancing the aesthetics of the area but also improving air quality and creating a healthier environment for residents. By continuing to integrate environmental enhancement into its developments, Avaland is actively contributing to the sustainable transformation of the urban landscape in Cyberjaya.
Further exemplifying its dedication to sustainable urban living, Avaland’s Moroccan-inspired mixed use development in Bangi, Anja Residences and Signature Retail, another of its Ava Ria property series, has earned the esteemed GreenRE Silver certification. The development offers unobstructed views of the Bangi Golf Course and is surrounded by lush greenery. Designed to optimise natural lighting and airflow, Anja Residences provides modern living spaces complemented by a variety of social spaces, including a podium and a generous courtyard. With its emphasis on sustainability, Anja Residences and Signature Retail aims to redefine urban living in Bangi, enriching the area’s vibrancy while remaining steadfast in its commitment to sustainable development and placemaking that benefits both people and the planet.
The developer kicked off the year by receiving the Excellence in Design for Greater Efficiencies Certification, an international green building certification system developed by the International Finance Corporation (IFC) for Aetas Seputeh, making it the first residential development in the country to earn this prestigious recognition.
This international accolade further underscores Avaland's commitment to creating resource-efficient homes that reduce environmental impact while enhancing residents’ quality of life.
It complements the GreenRE certification awarded to all of Avaland's ongoing developments, highlighting the company's dedication to placemaking excellence, creating lasting value and improving the lives of communities across its projects.
Avaland is set for significant growth, fueled by a strong pipeline of sustainable developments. With RM1.8bil in project releases for 2024 and RM1.6bil in key initiatives for 2025, the company is making bold moves to expand the Cybersouth masterplan with new landed homes and commercial projects.
Additionally, the second phases of Alora Residences in USJ, Anja Residences in Bangi and the third Aetas luxury development in Taman Desa will further strengthen Avaland’s presence in key markets.
These projects highlight the company’s unwavering commitment to excellence and its drive for continued growth in development.
