THE first hint of spaciousness at Evoke Residences@Gravitas in Taman Pauh Jaya on mainland Penang is that the condominium's grounds have more than 50 visitor parking lots.

And each residential unit gets two covered parking lots, which is a luxury in land-starved Penang.

Even more delightful is the fact that there is now a chance to buy a unit without down payment and with 100% financing.

Towering over the panoramic landscape at 35 storeys, there are 300 1,100sqft units with three bedrooms.

The units are priced between RM494,648 and RM541,380, and if you don’t have the 10% to 15% down payment, the developer UDA Holdings Berhad (UDA) is able to help.

UDA has teamed up with Maybank Islamic to ease the burden of home buyers.

With Maybank Islamic's Houzkey home ownership plan, 100% financing is available while no down payment is necessary, said UDA president and chief executive officer Mohd Salem Kailany.

"We have been in urban development since 1971. The UDA flats in Tanjung Tokong were one of our first projects. We have grown over the years and now we build property for all market segments.

"We are happy to offer spacious, well-built residences in Penang again and we want to make it easy for home buyers to get one.

"We want to help people own a home, especially young people or first-time home buyers who find it hard to come up with the 10% down payment," said Mohd Salem, adding that increasing the volume of home ownership is one of the business principles of UDA.

By using Houzkey, he said buyers of Evoke Residences can move in by only providing a refundable deposit of three months of the instalments through the Houzkey plan.

Mohd Salem said Evoke Residences buyers will be given the keys to their units next month and there are about 100 units left for sale.

UDA signed a memorandum of understanding recently with Maybank Islamic to extend Houzkey to buyers of Evoke Residences.

Maybank Real Estate Ventures managing director Sally Lye Saw Im, who represented Maybank Islamic in the signing ceremony, said this was an opportunity for first- and second-time home buyers to get a housing loan without spending a large amount.

"We know a lot of Malaysians struggle with this. If the property costs RM500,000, you will need to spend RM50,000 or more. With Houzkey, you just spend 1%. Just RM5,000 and you can move in," she said.

Lye said that for the first five years of the tenure, the buyer pays a monthly rent to Maybank Islamic which is 20% to 30% lower than the mortgage payment.

"The repayment tenure begins after five years. This means that the buyer can qualify for the loan even though they are not financially ready yet. What it means is, we are willing to wait for the buyer to be ready while the buyer enjoys a new home," she said, adding that this also allows buyers to lock in the price early.

Evoke Residences is built on 1.6ha of freehold land just 5km from Penang Bridge.

Seen from the sky, the building is a V-shape and this is to offer residents a view of Penang Bridge on one side and Bukit Mertajam on the other.

The condominium facilities include a swimming pool, playground, sky garden, gymnasium, BBQ pit, meditation area, reflexology path, tennis court, multipurpose hall and kindergarten.

Just outside of the main entrance is a public park and food court.

Taman Pauh Jaya is a well-planned low-density suburb with wide roads and is near Seberang Jaya, Bukit Mertajam and Permatang Pauh.
