KOTA KINABALU: A new law will be introduced next year to give those who buy multi-storey buildings in the state more say in the management of their properties.
State Local Government and Housing Minister Datuk Hajiji Noor said the new law would address complaints that unscrupulous developers were purposely delaying the application of strata titles to earn management fees from buyers.
The new legislation, he said, was also in response to the numerous complaints regarding irresponsible developers or property managers.
“There are claims that developers are purposely delaying the application for strata titles to earn more by collecting maintenance fees and sinking funds for longer periods.
“Other complaints included raising maintenance fees without providing good service,” said Hajiji.
At present, he said there was no law in the state to regulate the management of multi-storey buildings from the issuance of occupation certificates to strata titles. Until these titles are issued, developers act as the Management corporation.
“Under the new law, both developers and buyers will have equal responsibilities. In other words, buyers will get a better deal and have more say,” he said.
