KUCHING: Instarmac Development Sdn Bhd, an emerging property developer, is launching its new condominium project called The Cube this Saturday.
With a project value of over RM50mil, The Cube is a four-acre gated and guarded community with full facilities and recreation spaces for residents.
It comprises only 94 units in three six-storey blocks with lifts. Block A, the main block of the development, will have six to nine units per floor while Blocks B and C are more exclusive with four units per floor and a “sky semi-detached” design concept.
“If you look at the floor layout of our exclusive blocks, it is a bit different from what we are used to seeing because the floor is shaped in an X as opposed to H.
“The staggered design enables us to make a clear distinction between the living area and the bedrooms. This also allows more ventilation and natural light to infiltrate into the units, giving them a brighter and more airy feel,” Instarmac executive director James Lau said.
Eight ground-floor units come with private gardens ranging from 100 sq ft to 600 sq ft in size. These units are targeted at families with elderly members as they will not have to take the lift or walk up the stairs.
The Cube is located within five minutes’ drive to the Third Mile Interchange and 10 minutes to Kuching International Airport.
Prices start from RM447,000 and the unit sizes range from 1,100 sq ft to 1,500 sq ft. Site construction has started and it is scheduled for completion by the end of 2016.
So far 50% of The Cube has been sold during the pre-launch and the developer expects an overwhelming sales response.
Instarmac also has another project in the pipeline called The Forum, a 10-acre mixed development featuring commercial retail outlets, office suites and residential condominium units with a concept based on a street mall.
“The Forum is really more of a neighbourhood place, particularly for the Green Heights, BDC, Hup Kee and Hui Sing areas. We envision it as a place for local professionals to set up office and for people from the surrounding neighbourhoods to visit for their daily needs, rather than a full-fledged retail mall.
“We wanted to develop something different for people to meet with friends and families, thus the name Forum,” Lau explained.
“Our niche is in the marriage of reliability, practicality and innovation in property development and we want that to manifest through our projects, namely The Cube and The Forum,” said its managing director John Yong.
The company will launch its sales gallery at Premier 101 Commercial Centre on Saturday. Scale models of The Cube and The Forum are housed at the gallery.
