The upcoming Sutera Pines in Sungai Long offers 424 condo units surrounded by greenery and offering myriad sports and leisure facilities

EXPECT to greet nature at your doorstep and experience serene living at the upcoming Sutera Pines @ Sungai Long.

Developer Smart Niche Sdn Bhd says healthy living is one of the key features it plans to deliver to the buyers of Sutera Pines.

Nestled within a 2.6-hectare piece of land in Sungai Long, the freehold condominium development of 424 units will be surrounded by 0.6ha of lush natural greenery, ensuring fresh air and a stress-free ambience.

“We want to encourage our residents to live a healthy lifestyle,” said Smart Niche executive chairman Datuk Dr Colin Lee.

“There will also be myriad sports and leisure facilities, like a gym, swimming pool, jogging tracks, canopy garden, reflexology path and a yoga area, as well as squash and badminton courts, which they can enjoy with their family,” he elaborated, adding that Smart Niche is also going to great lengths to provide access to medical facilities.

To this end, the developer signed a memorandum of understanding with Columbia Asia Hospital Cheras during the project’s launch.

One of the benefits of this is that buyers of Sutera Pines will get a 10%-discount membership at the hospital, which is a five-minute drive from the condominium.

Columbia Asia Hospital Cheras general manager Alexandra Chong says the joint venture will benefit the buyers with special privileges should they purchase a Sutera Pines property.

“This effort is also part of our Cheras branch campaign ‘Columbia Asia Reaching Everyone Sincerely’ as we aim to be a hospital for the community,” Chong added.

Residents will also get peace of mind living in Sutera Pines as it is being developed as a gated and guarded community, with layers of security.

An electric fence circles the area, entry is via a guardhouse, and an access card is required in order to access the lift lobby and another to enter the unit floor.

Currently, Sutera Pines @ Sungai Long is almost 90% sold, with the 11-storey Block B fully sold while the 21-storey Block A is open for registration.

The built-up area of a unit in Block A starts from 1,118sq ft with three rooms, two bathrooms and a spacious balcony.

Besides healthy living, the area is also relatively affordable and accessible, making the development a sought after property, says Smart Niche managing director and chief executive officer Datuk Simon David Leong.

“Sutera Pines is priced attractively at RM400-plus psf. We are confident that buyers will see much capital appreciation and, if they are investors, good rental yield as well.

“Another unique point is the property’s accessibility by the Silk Highway and Grand Saga highway and the proposed East Klang Valley Expressway. This development is also situated about 5km from the proposed Bukit Dukung MRT station,” Leong says.

In addition, residents need not worry about having to drive far to access public amenities since Sutera Pines will have its own shops and an eight-unit commercial lot. It will also be near Aeon Cheras Selatan, Aeon Mahkota Cheras, Mines Shopping Centre, and the Sungai Long Hospital.

The development is suitable for students and staff of the newly completed Universiti Tunku Abdul Rahman who are seeking to stay closer to the campus, which is just 10 minutes away.

Sutera Pines Sungai Long has a gross development value of RM230mil, and the project is expected to be completed by the second half of 2017.
