Assessment hike capped at 25% for unaltered properties in Ampang Jaya

ASSESSMENT rates for properties in Ampang Jaya, Selangor will see an increase of no more than 25% from the current rate, following a valuation exercise by the local council.

However, Ampang Jaya Municipal Council (MPAJ) president Dr Ani Ahmad said the 25% cap would only apply to unmodified properties.

“The cap is for properties such as residential homes and shops which have not had alterations to their structure or addition of floor space.

"Owners will only need to pay up to 25% more, while others can see a higher fee hike depending on property type and whether it had undergone renovations,” she said after chairing MPAJ’s monthly full board meeting on Thursday (April 25).

The exercise would involve 181,144 properties, comprising 85,646 landed properties and 95,498 strata units, she added.

Owners have until May 15 to send in appeals.

The new valuation list was approved by the Selangor state executive council on Dec 6 and if approved by the state government, the new rates would come into effect next year.

The last time an evaluation exercise was carried out was in 1997.
