Multi-generational living in gated enclave

PROPERTY developer IJM Land is showcasing IJM Rimbayu as the standard bearer for what is possible when vision meets proper planning and creativity flourishes.

IJM Rimbayu in Teluk Panglima Garang, Selangor, is marking its 10th anniversary and said to be a sought-after address in the southwest of Klang Valley now.

Its latest Avela homes are conceptualised for multi- generational families staying under the same roof.

Here, young adults and couples may live in the same home or, eventually, on the same street as their parents (and grandparents), visiting each other as a part of a greater support system for years to come.

The word “Avela” is inspired by the Avila bird species and alludes to generosity and faith in humanity that lead to looking out for each other as part of an extended family and community.

Boasting a gross development value (GDV) of RM572mil, the first Phase 17A comprises 164 units.

The next two Phases 17B and 17C will comprise 136 and 145 units respectively.

Phase 17A, with a GDV of RM206mil at the centre of the development, has already seen units allocated and snapped up on an invite-only selection day.

Bandar Rimbayu senior general manager Chai Kian Soo said the aim at Avela was to foster healthy ageing by cultivating a neighbourhood that cared.

“We want elderly residents to continuously engage with their family, neighbours, visitors and the community at large.

“We hope this caring atmosphere will help ward off social isolation and degenerative diseases such as dementia.”

Avela is intentionally a low-density development with only 445 units within its gated- and-guarded enclave, said Chai.

There are two types of residences.

There are the 22’ x 70’ double- storey link homes (Type B) sized at 2,400 to 2,428sq ft and priced from RM1,062,800, and the larger 30’ x 70’ double-storey garden homes (Type A) which are 2,745sq ft and priced from RM1,436,800.

End and corner lots are slightly larger, with all units already built-to-end and fully extended with a security door for peace of mind.

A fully-tiled car porch also comfortably parks two luxury sedans or SUVs and shelters residents from the elements.

The modern angular home designs create a perception of uncluttered space, with four bedrooms to cater to bigger households.

There are industrial touches like metal and vent blocks as part of the front-facing white facade.

The tilted triangular roof lines of the garden homes distinguish them from the low pitch and cantilever of the linked homes.

The north-south facing orientation of the development also prevents the harsh afternoon sun rays from entering the premises.

This coupled with the high ceiling brings a natural cooling sensation throughout the property.

For both home variants, metal deck roofing and coverings are used instead of roof tiles.

The extra large kitchen can easily be converted into dry and wet kitchens.

The family hall has ample space to be partitioned out for a study, hobby room, home gym or even a work-from-home area.

And if the homeowner has parents (or grandparents) with limited mobility living here, the latter can comfortably occupy the sizeable elderly-friendly bedroom on the ground floor.

There are also en suite bathrooms for all four bedrooms and a separate powder room on the ground floor for added convenience and privacy.

Lastly, there are 8ft gardens for the spacious garden homes and two master bedrooms on the first floor that are perfect for multi-generational families.

The first thing one notices is Avela’s grand entrance with a triangular gable and linear park.

This is followed by the Signature Pavilion and Pine Walk manicured designer landscape.

The scene is further accentuated with more greenery at the Rain and Pocket Gardens throughout the development.

And given the scarcity of new landed and guarded projects, this positions Avela as a very attractive low-density development with harmonious living spaces.

Residents can enjoy a meditative pavilion, outdoor gym, playground, 2km jogging path and sheltered basketball court (that doubles as a multi-purpose hall).

And those who prefer more extreme sporting pursuits will have fun at the skateboard and rollerblade park, and a rock climbing wall.

The multi-generational play area at Avela will allow everyone to cultivate productive and healthy daily routines.

There are multigen swings that are configured so that adults and little preschoolers can use them side by side.

Just a hop away is The Club @ IJM Rimbayu.

The amenities there include an Olympic-sized swimming pool, badminton and squash courts, a fully-equipped gym, sauna and karaoke room. They will complement what is not available at Avela.

And as a token of appreciation, all housebuyers at IJM Rimbayu will receive a year’s complimentary subscription to The Club for two persons upon vacant possession.

Over the last 10 years, IJM Rimbayu has grown with its residents settling down into the various projects in the township.

From the neighbourhoods, communities can seamlessly access the four major entry and exit points of well-connected highways.

They are Shah Alam Expressway (Kesas), Kemuning–Shah Alam Highway (LKSA), North-South Expressway Central Link (ELITE), the South Klang Valley Expressway (SKVE) and West Coast Expressway (WCE) which will be completed in 2024.

Residents do not have to travel far for their necessities, shopping and entertainment as more commercial elements including a 60,000sq ft hypermarket in Rimbayu Business Hub will be unveiled in due course.

Schools such as Oasis International School, convenience shops, restaurants, cafes, malls and cinemas operating nearby are also a testament to the progress made at IJM Rimbayu.

The edict to potential buyers has always been “buy the neighbourhood, not only the house”. In Avela, said Chai, it’s possible both are achievable, with the sold-out Uptown and Uptown Square shopoffices.

“It’s never been about merely building a house, but creating connected and multi-generational neighbourhoods in a self-sustainable township.

“Family size, mobility, age and social inclusion are factors we have considered when adapting and building homes for a lifetime,” added Chai.
