Selangor scheme enables low-cost housing to be insured

SELANGOR’S newly introduced Low-Cost Apartment Building Insurance Scheme is for the benefit of low-cost housing residents who face problems getting insurance, especially fire insurance.

The scheme under Iltizam Selangor Penyayang (ISP) Programme will assist low-cost flats projects lacking funds to insure their buildings.

Kuala Selangor Municipal Council (MPKS) Commissioner of Building (COB) unit head Muhd Zulfiqah Omar said most of these housing schemes were not insured.

“Selangor is offering funds to those who apply.

“Feedback has been encouraging and those who have yet to apply can do so at the Selangor Housing and Real Estate Board (LPHS).

“Meanwhile, respective councils’ COB will also recommend low-cost properties in need of the insurance,” he said during at the First Class Strata Management Symposium 2022 in Jalan Sultan Ismail, Kuala Lumpur.

The inaugural symposium by Kuala Selangor Municipal Council attracted about 140 participants.

It aims to expose participants to the workings of strata management and instil responsibility in tenants and property owners on managing their properties.

Muhd Zulfiqah also said that disputes in forming a Joint Management Body (JMC) was a common problem faced by strata property owners.

“However, there are notable differences in the types of issues experienced by low-cost and high-end strata housing management,” he said.

“Being unable to collect maintenance fees and form a functional JMB are common issues among low-cost housing properties, while disputes among JMC members are common among high-end housing management.

“In such cases, COB will step in as the intermediary to solve the issues,” he elaborated.

Selangor local government, public transportation and new village development committee chairman Ng Sze Han said, in his opening speech, that the symposium would ensure good governance in managing properties.

“Residents’ disputes and unapproved renovations are some of the common issues,” said Ng.

Also present at the symposium was MPKS president Rahilah Rahmat.
