Serene living in Rawang

MAH Sing Group Bhd is stepping up its momentum in delivering products with high appeal to housebuyers by rolling out Phase 2 of Carya@M Aruna.

The launch is backed by strong demand from the market, especially with Phase 1 fully taken up.

Carya@M Aruna features two-storey link homes (20’ x 75’) comprising four bedrooms and three bathrooms, offering a practical layout with an open space design over a built-up of 1,700sq ft. Pricing starts from RM560,000.

Mah Sing chief executive officer Datuk Ho Hon Sang said Phase 1 of M Aruna that was launched in 2018 was fully sold out.

“We believe Phase 2 will attract strong interest from the market too, ” he added.

Ho said this was a good time to buy as housebuyers could leverage multiple property-friendly incentives offered by the government through the Penjana Plan.

This includes the reintroduction of the home ownership campaign (HOC), and uplifting of 70% margin of financing limit for third housing loan onwards, coupled with the low interest environment due to the record low overnight policy rate.

“With competitive pricing point and attractive amenities, along with its strategic location, the project is deemed to be a value buy, especially for those looking for a place to call home, ” he said.

Apart from Mah Sing’s existing Easy to Own campaign, housebuyers will also be eligible for early-bird privileges worth RM22,000, whereby appliances such as washing machines, refrigerators and air-conditioners are up for grabs.

Mah Sing’s presence in Rawang spans approximately 194ha covering three townships — M Aruna, M Residence 1 and M Residence 2.

The M Aruna township spans 39.13ha with a gross development value (GDV) of RM520mil, while the GDV for M Aruna Phase 2 is RM129mil for 192 units.

M Aruna aims to cultivate a sense of serenity within the township through its open spaces and facilities.

It comprises 2.96ha of land which includes pockets of green areas, a 0.80ha linear park that has a treehouse, hammocks, jogging tracks, a park for cycling and a half basketball court, as well as another 1.21ha park for families to use.

The ambience evokes the feel of being away from the hustle and bustle of big city life, transporting one to a secret garden-like environment to rejuvenate after a long and hard day’s work.

Besides that, M Aruna’s layout ensures sun protection. The houses are arranged in neat linear rows in the north-south direction, providing the best alignment to avoid excessive heat.

Carya @ M Aruna aspired to adopt a smart living system — comprising features such as Smart Cloud Camera, PIR Motion Sensor, Clarus Smart Switch and Smart Contact Sensor.

The smart home solution employs the latest IoT technology, which enables inter-connectivity and inter-operability of smart devices and appliances.

This enables remote monitoring and management of appliances and systems, such as lighting and temperature.

Smart home technology also provides houseowners security, comfort, convenience and energy efficiency by allowing them to control smart devices through an app on their smartphone.

The township is also a guarded residence with 24-hour security to ensure the safety of residents.

Mah Sing first eyed Rawang about a decade ago, having foreseen the outward expansion of residential land usage to the suburbs from the capital city.

What started off as one of the earliest satellite towns of Kuala Lumpur, known for its tin mining industry, Rawang has since witnessed major growth, leading to better accessibility and connectivity.

Several major highways, expressways and trunk roads such as the New Klang Valley Expressway, the Kuala Lumpur-Kuala Selangor Expressway link to the area while the Rawang KTM station is some 10km away.
