JOHOR BARU: Linbaq Holding Sdn Bhd wants to position its Space Residency as one of the new iconic landmarks in Iskandar Malaysia.

Chief executive officer Datuk Wira Ling Kah Chok said the project on a 0.95ha redevelopment site was set to re-energise and make Johor Baru vibrant.

“The strategic location of our project is the strong selling point to attract local and foreign buyers, ’’ he said in an interview.

Ling said world-famous cities always come with its iconic landmark, such as Taipei’s 101 Tower, Kuala Lumpur’s Petronas Twin Tower, Seoul Tower and so on.

He added that some of it even evolved to have sky lounge, sky bar and sky restaurant serving different target groups.

Ling said another attraction to the project is the blend of old and new elements within a walking distance from the site, including restaurants, street food and entertainment outlets bringing crowds to the area round-the-clock.

The mixed development project located at Jalan Harimau in Taman Abad consists of two 60-storey towers with 995 units of residential units.

The residential units have a built floor area of between 645 sq ft and 907 sq ft.

The two 60-storey towers are set to become one of the tallest residential tower buildings in the southern region with one block featuring three levels of Sky commercial.

“Space Residency’s Sky Commercial on the top floor of the block offers a captivating view of Johor Baru’s skyline and on clear days, visitors could even see Singapore, ’’ he said.

Space Residency offers a total of 33,000 sq ft skyline commercial, the one and only high-rise building with a captivating bird’s eye view and boasting a lavish restaurant where one can feast to their hearts’ content at 230m above ground level.

“As such, Johor Baru can be said to be following in the footsteps of international cities, ’’ he said.

The project also included a 35-storey four star Novotel Hotel with 314 rooms to be positioned as the business traveller hotel in Johor Baru.

“Iskandar Malaysia is developing and attracting local and foreign investors as well business community and Novotel Hotel will cater to their needs, ’’ said Ling.

He said Johor Baru’s close proximity to Singapore, a well-known international trade and financial centre, would be an added advantage to investors planning to invest in Space Residency.

He said the project was located about 3.6km from Bangunan Sultan Iskandar Customs, Immigration and Quarantine (CIQ) complex.

Ling said the Transit Link System (RTS) project linking Johor Baru and Singapore would further boost connectivity and accessibility between Johor Baru and the republic.

He said it could attract more visitors and tourists from Singapore to Johor Baru, including Singaporeans looking to buy properties in Iskandar Malaysia.

“The project is progressing well. In fact we are eight months ahead of the original schedule and the project is expected to be completed in 2024 as planned, ’’ added Ling.

Linbaq’s wholly-owned subsidiary is undertaking the project with a gross development value (GDV) of RM800mil.

Ling said the project would also feature Taiwan’s Carton King paper theme park – the first in South-East Asia.

There are four Carton theme parks in Taiwan and six in China.

“We are looking at attracting over 300,000 visitors yearly to our Carton King paper theme park, ’’ he said.

Ling said from paper animals, architecture features, furniture and souvenirs, to retail units, handicraft bazaars and food and beverage stalls, the theme park offered a wholesome family entertainment.

“We believe the collaboration with Taiwan Carton King to develop the very first paper theme park in South-East Asia will create further excitement in the vicinity to leverage on the surrounded property and commercial value.

“It could attract more than 300,000 visitors annually, ” he said.

“In conjunction with Visit Malaysia Year 2020, we are proud and happy to work together with the shop owners in Century Garden to build a better community and promote a more vibrant Century Garden, ’’ said Ling.

In addition, Linbaq Holding Sdn Bhd, LHN Facilities Management Pte Ltd and JG Land Pte Ltd signed a memorandum of understanding (MoU).

LHN Facilities Management is a wholly-owned subsidiary of LHN Ltd which is listed in the Catalist Board of SGX-ST and main board of SEHK.

LHN Facilities Management is the owner of the Coliwoo brand which manages and leases properties with a co-living concept.

The first 150 units at Space Residency are to exclusively enjoy a hassle free one-stop short rental service provided by Coliwoo, creating a milestone for the property management market in Johor Baru.
