New phase of township launched

LBS Bina Group has just launched its first high-rise project, called Melodi Perdana, in its thriving Alam Perdana development.

Melodi Perdana is located in Puncak Alam, Selangor and has been designed with affordable, functional and comfortable living in mind.

According to LBS Bina group managing director Tan Sri Lim Hock San, Melodi Perdana will enhance the “vibrancy of the LBS Alam Perdana township,” which comprises three consecutive phases of development, namely Simfoni Perdana, Irama Perdana and Rentak Perdana.

Unlike its older sibling Rentak Perdana, which consists of double-storey terrace houses, Melodi Perdana will feature four blocks of apartments containing a total of 1,520 units at “competitive, affordable pricing,” he said.

The price of the units in Melodi Perdana, with an average built-up of 901sq ft, starts from RM359,900 for a three-bedroom, two-bathroom layout.

Lim believes the attractive price point will appeal to many, especially first-time homeowners seeking a modern home in an environment that is strategically located in an area well-served by a comprehensive road network.

He pointed out that the area was easily accessed via the Guthrie Corridor Expressway, Latar Highway, New Klang Valley Expressway and Damansara-Shah Alam Elevated Highway that was scheduled to be completed next year.

At the launch and press preview, Lim said Melodi Perdana was designed to enrich community living and wellness, with facilities provided to support residents looking to practise a healthy lifestyle. The facilities include a gym, swimming pool, sports courts for badminton, futsal and basketball, and a yoga deck.

It was the success of the first three phases that spurred the developer to conceptualise and execute Melodi Perdana, said Lim.

“Melodi Perdana was built based on LBS’ main pillars of affordability, connectivity and community.”

He said Melodi Perdana had a gross development value of RM562mil and reiterated his optimism that this phase would enjoy equally strong interest as the first three phases.

He also announced that as of September, the LBS group had achieved RM1.94bil in unbilled sales.

Before embarking on a tour of the show gallery following the Melodi Perdana launch, Lim handed out pink ribbons to guests in conjunction with this breast cancer awareness month.
