OSK Property Holdings Bhd has officially launched the last phase of its You City development in Cheras 9th mile.

You City III Cheras is touted as a transit-oriented development (TOD) with a direct link-bridge to MRT Taman Suntex to meet rising

interest from homeowners to be close to public transport.

A freehold project developed on 2.22ha, it comprises two 39-storey towers with a total of 800 units that have layouts featuring two to four bedrooms. Units range from 678sq ft to 1,776sq ft and start from RM350,000, while monthly maintenance fees are 30sen per sq ft.

At the moment, 394 units from tower A are open for sale. Depending on the take-up rate of the first tower, the developer may launch tower B by the end of the year.

The project is participating in the government’s Home Ownership Campaign where eligible homebuyers can benefit from various discounts and waivers until June.

Facilities include a large podium with a library, gymnasium, hydrotherapy spa, barbecue deck, 50m pool and children’s pool, among other amenities.

OSK Property chief executive officer Ong Ghee Bin said, “This development is the next significant project that OSK Property has envisioned to promote sustainable urban growth in the surrounding neighbourhood of Cheras 9th mile.

“It will create vibrant communities with the convenience of modern lifestyle amenities, as well as shorter commuting distances within the Klang Valley, making cities more liveable.

“In addition, proximity to mass transit such as the MRT will ease accessibility for the urban workforce, boosting its attractiveness and at the same time, increasing property value within the surrounding area.”

Ong also noted that You City III’s price point and strategic location would attract both first-time homebuyers and second-generation residents in the surrounding area, especially young adults, working professionals and families.

He also addressed the developer’s commitment to quality with the launch of the OSK quality standards, and cited as an example its Shah Alam Emira Residences, which achieved a 80.28% Quality Assessment System in Construction (Qlassic) score.

He added, “We hope to improve further on the quality we deliver to our homebuyers.”

Due to be completed in mid-2023, the integrated development also incorporates a three-storey retail element – with 87 units of outdoor and indoor shops, managed by the management team of Atria Shopping Gallery in Damansara Jaya to offer an urban retail experience to its residents and those living in neighbouring areas.

With a gross development value of RM488 mil, You City III is accessible from the Cheras-Kajang Highway, the East-West Link Expressway, the Shah Alam Expressway, the KL-Seremban Highway and MEX Highway.
