TO MEET the growing demand for affordable housing, LBS Bina Group Bhd (LBS) is launching more units in its gated-and-guarded Kita @ Cybersouth township in Dengkil, Selangor.
In line with the Government’s effort to foster more affordable housing projects, the property developer is currently offering three types of units in Kita @ Cybersouth to suit the different needs of bumiputera homebuyers.
The housing units sold on a 99-year lease, range from above RM300,000 to RM550,000.

The event was held in conjunction with the completion of its Kita @ Cybersouth sales gallery, which has a built-up area of 31,000sq ft.
The self-sustained township project, developed on 256ha, will comprise terrace houses, town houses, apartments, shops and commercial lots.
Hock San stressed that the township is built based on affordability, connectivity and community.
While meeting modern home seekers’ increasing demand for quality and affordable homes, it will also have comprehensive facilities and amenities with
communal spaces to connect residents and build a vibrant community.
The first and second phases known as Kita Bayu, consisting of 1,077 units of double-storey terrace houses and town houses, saw strong interest from buyers during its soft launch in November last year. Handover for the two phases is expected to be by October.
Kita Harmoni, to be launched this month, comprises 674 units of 20ft x 65ft double-storey terrace houses priced from RM560,000 and is expected to receive a similar enthusiastic response from the market, he noted.
This will be followed by the launch of the 964 serviced apartments in Kita Impian, with built-up areas of 551sq ft and 901sq ft. The apartments are priced from RM250,000.
The commercial side of the township will only be launched when the buyers move into the township, as he said the commercial segment is “very weak” at the moment.
LBS is upbeat on the township project’s prospects, with Hock San anticipating that it will strengthen the developer’s position in maintaining its growth momentum towards achieving its targeted RM1.5bil 2019 sales revenue.
“We are very confident the demand in this area will be very good,” he said, adding that LBS Bina would be having another township next year.
Apart from phase 2A of Kita Bayu’s townhouse development, all other housing units will adopt the industrialised building system (IBS) precast system.
MGB Bhd, a subsidiary of LBS Bina, will manufacture the required units in its Nilai precast concrete plant.
Hock San also said the IBS precast system was aimed at minimising workmanship to cut down on manual labour and enable the developer to complete and deliver the housing units to buyers ahead of schedule.
The development project, which has a gross development value of RM7bil, is expected to be completed in stages in the next eight to 10 years.
The third township to be built by LBS Bina, Kita @ Cybersouth is accessible via major highways and 15 to 20 minutes away from the KL International Airport by car.
