GIVEN how competitive the property market is these days, homebuyers expect a certain creativity and uniqueness in the development they choose to invest in.
Eco Ardence, a joint venture between Eco World Development Group Bhd and Cascara Sdn Bhd, is masterfully crafted as an eco-township and poised to become a vibrant suburban city of art, culture and commerce.
Located just before Setia Alam in Shah Alam, the 215.7ha development has a gross development value (GDV) of RM8.58bil.
The first phase, Aeres, will inject a hint of Japanese influence in its design elements while the second phase, Dremien, will have a modern contemporary design.
Homebuyers will have access to the residents-only clubhouse which offers facilities such as a swimming pool, jacuzzi and a gym.
Eco Ardence divisional general manager Liew Tian Xiong said the 22,000sq ft sales gallery was opened in January this year where prospective buyers can view the different types of houses available in the development at the Show Village.
Ardence Labs offers urban spaces built out of 27 shipping containers set in a lakefront environment.
The project will feature Garden Homes (2,400sq ft), semi-detached houses (2,600sq ft) and bungalows (between 3,000sq ft and 4,200sq ft).
Liew said Eco Ardence would have 432 residential units in Aeres and 259 residential units in Dremien respectively, while the third phase, Ardence Crest, will comprise 160 units of two- and three-storey shoplots.
Projected to be a dream home for residents, exquisite finishing and detailing give the interior a spacious and fluid layout while adding a touch of class to the homes.
Every unit will come with a garden ranging between 20sq ft and 30sq ft.
Eco Ardence divisional general manager Ho Kwee Hong said under the first phase, 90% of the units have already been taken up, while more than 60% of the Dremien homes under the second phase have been booked.
“Eco Ardence provides a different kind of lifestyle, complemented by supporting facilities and amenities within a conducive environment where they can enjoy living together with their family and friends,” she said.
Residents can look forward to having a grocer at their doorstop, co-working spaces where they can be part of a community and event spaces for gigs, festivals and bazaars.
To provide an innovative and different kind of buying experience while offering quality services to the residents, the developers have adopted a “container concept” for its retail space.
As part of the commercial component of Eco Ardence, the 10.9ha Ardence Labs offers urban spaces built out of 27 shipping containers set in a lakefront environment.
Ho said the container concept was a first of its kind for a property development and served as an attraction for the area.
Most of the Ardence Labs businesses are food and beverage operators while others provide services such as shoe and leather polishing, laundry and cleaning services, and there is a luxury pet hotel as well.
“So far, about 80% of the containers have been filled. Most developers only fill up their retail space after the homeowners move in. However, we wanted to show prospective buyers firsthand the kind of retail environment which they will be able to enjoy,” she said.
Besides that, Ho said that there is also an Action Station for children aged six to 12 to help stimulate their growth and development, both physically and mentally.
Football fans can look forward to practising their moves as there are two standard football fields next to the 3.24ha Maya Park lake, in front of Ardence Labs.
“There is a football academy which conducts running courses for the children during the weekends,” Ho said.
The official launch of Eco Ardence Sales Gallery will be held today and an exciting line-up of events will be held to mark the celebration such as song performances, digital caricature, mural art and painting, rock-painting workshop, magic show, Ardence Labs Bazaar and a fireworks display at night.
Singers Fuying & Sam will be performing at Ardence Labs from 5pm to 9pm and actress Maya Karin will be making a guest appearance.
Eco Ardence is easily accessible via major highways such as New Klang Valley Expressway (NKVE).
The Garden Homes are priced from RM1.5mil while the semi-ds start from RM1.7mil and the bungalows RM2.5mil onwards.
Visitors will also be able to view show units at the Show Village.
