THE Runnymede Group of Companies takes pride in crafting architectural gems, with the Vilaris Courtyard Homes and Triuni Residences in Penang being the latest.

Both are part of the The Sanctuary, a master planned and strategically located, gated and guarded hillside community in the affluent and mature residential precinct of Batu Uban.

The group’s head of corporate communications Shazlyn Holdaway said the Vilaris Courtyard Homes are made up of 56 luxurious three-storey residences built across 5.30 acres of freehold elevated land.

Meanwhile, Triuni Residences will be a premier urban resort condominium with three towers housing 552 semi-detached and detached units, on a plot measuring 5.36 acres.

She invites homebuyers and investors to check out the developments at the StarProperty.my Fair 2016 in Gurney Plaza from Thursday to Sunday (July 21 to 24).

The Vilaris Courtyard Homes are inspired by rustic Peranakan charm, featuring modern interpretations of its architectural elements like internal open courtyards, tall ceilings, wide windows and breezy living spaces.

All these maximise views, natural light and ventilation in the 24 ft x 80 ft homes with built up spaces between 3,940sq ft to 3,952sq ft, and a 4+1 rooms configuration.

It includes a master suite with ensuite bath and study area overlooking the internal courtyard, a guest lounge on the ground floor, family area on the second floor, and elevated living and dining areas for privacy from the street.

The porch, accommodating up to four vehicles, is lowered and hidden from view but can also double up as an outdoor deck for entertaining. Some units also come with fully imported Mitsubishi lifts.

Holdaway said the homes have two entrances – one for owners, and another for visitors in the guest room designed to be a self-contained suite with extended living area.

This flexible space can also be used as a grandma’s unit or maid’s room.

Its private entrance from the adjoining garden also makes it ideal as a small office for those who wish to work from home, she added.

Priced from RM2mil onwards, the homes also have high quality finishes like homogeneous floor tiles in serene pastel colours for living and dining areas, and merbau finishing for upper floor rooms.

Peace of mind is assured with round-the-clock security and a single entry point to the development, whose beauty is enhanced with a linear garden and landscaped park featuring a pavilion and tall canopy trees.

Triuni Residences towers have a staggered arrangement for uninterrupted views of the sea and hills. The unique layout of units ensures privacy, while voids between them allow more natural lighting and ventilation through the corridors.

Tower A with 176 luxurious condominium units, only eight per floor, is now open for sale. They are available in four innovative layouts, with a minimum of three bedrooms and two bathrooms, and built-up areas ranging between 1,130sq ft and 1,916sq ft.

“We are also providing kitchen cabinets, hob and hood to all units as well as storage facilities in the basement car park for some units. Every unit is allocated a minimum of two covered parking bays,” Holdaway said, adding that prices start at RM612 per sq ft.

An abundance of lifestyle facilities to cater to all generations among them a 40m lap pool, relaxation pool, wading pool, Jacuzzi, cabanas, gym, nursery, function rooms and manicured gardens.

The project is also gated and guarded with exclusive entry and three-tier security access. When coming home, one cruises down landscaped driveways that lead to a feature roundabout linking to private lobbies at each tower.

Living at The Sanctuary, one is conveniently located between both Penang Bridges, and in close proximity to amenities like the Penang International Airport, Fairview International School, University Sains Malaysia, Bukit Jambul Golf Club, Queensbay Mall, Pantai Hospital and more.
