LOCATION – that was stressed by all three speakers who talked about what to consider when buying property at the StarProperty.my forum titled “Fundamentals of Home Ownership”.
The event was held last Saturday at the i-Gallery in i-City, Shah Alam.
The speakers were VKA Wealth Planners business development director and licensed financial planner Ang Chee Yong, Hartanahguru.com founder Abdul Aziz Ahmad and REI Group of Companies chief executive director Dr Daniele Gambero.
Ang talked about the importance of diversification and benefits of asset allocation.
“Don’t put all your eggs in one basket. Study all the risks involved,” he said.
On reasons why people chose to invest in property, he said: “Investing in property is simpler than you think, it is an easy asset class to understand and your tenants pay for your mortgages.”
In his presentation “How Shah Alam is connected to Greater KL”, Abdul Aziz spoke about the LRT extension (Kelana Jaya and Ampang line), MRT, Bus Rapid Transit (BRT), High Speed Rail and Transit-Oriented Development.
“The distance from a station is very crucial,” he said.
Injecting humour into his presentation, Gambero had the audience in stitches as he talked about Western Klang Valley’s property market as well as topics such as perception versus reality and how Malaysia ranked internationally in various aspects.
“Have higher confidence in Malaysia, Malaysia really boleh.
“Don’t be emotional and swayed by concepts, get your facts on location and numbers,” he said.
Sponsored by i-City, the event was attended by more than 100 participants.
One of the participants, Kuldeep Singh, said he had attended many property talks to get insights into house buying and property investment.
“I have been looking forward to the forum as it featured speakers who are established and experienced personalities in the property industry.
“Through the forum, I learnt about the effects of LRT and BRT on property,” the 50-year-old doctor said.
Likewise, Subashini Venkatramanan, a 26-year-old engineer, attended the talk in hopes of getting tips on property buying.
“I learned that infrastructure and transportation are important factors to consider when buying property.
“One speaker also highlighted scarcity and that got me thinking about locations that I previously did not consider.
“From Gambero’s talk, I learned there are many positive aspects of Malaysia,” she said.
One topic that caught participant Jean Soh’s interest was the LRT line extension.
“It is good to know which area will be growing and has potential,” the 50-year-old from Subang Jaya said.
