Vision One Hundred Consultancy Sdn Bhd founder and chief executive officer Elane Goh shared with the audience the difference between Mortgage Reducing Term Assurance (MRTA) and Mortgage Level Term Assurance (MLTA).
“MRTA is attached to the property and is non-transferrable. If the buyer refinances a property or buys another property, then they have to buy a new MRTA. It is also not compulsory,” she said in her talk, “Mortgage insurance: To buy or not to buy?”.
Property investor-cum-author of The 9 to 5 Property Millionaire B.K Khoo gave his input on making profit in times of uncertainty.
“Keep a look out for motivated sellers. Understand their unique circumstances.
“Motivated sellers are those facing pressing issues and need to sell soon.
“They can be those who want to migrate urgently or are facing a divorce or financial difficulties,” Khoo said.
Ho Chin Soon Research’s Ishmael Ho presented his views on looking for clues for potential property purchases.

Consultant Miichael Yeoh in his talk ‘How to get your bank loan approved’ told the audience “never go shopping at many banks to get your housing loan.”
This, he said, would not help as any rejections by banks would be recorded in a shared information system, making it hard for the buyer to get loans from other banks.
Property consultant Hong Thang of Rapid Property Connect predicted that the 18-year property cycle was likely to peak in late 2016, after which property prices would come down.
Chur Associates managing partner Chris Tan spoke on protecting property with the law, while T.Y. Yeoh International’s national tax director Richard Oon touched on minimising your pro- perty tax.
As with most Star Property Fair talk through the years, feng shui talks were always packed.
Feng Shui master Mak Foo Wengg told house buyers to avoid properties near power stations and telco towers.
In his talk ‘Period 8 – Property Feng Shui and I-Ching Numerology’, he said positive energy would be absorbed by magnetic fields from these sites.
Mak told buyers to avoid buying properties near cemeteries and police stations as they emanated bad energy.
“Properties near hospitals should be given a miss too,” he said.
