Green enclave with modern facilities is first hilltop development in Kedah

A WHOLESOME lifestyle in harmony with nature awaits at Bukit Banyan, a 210ha (520-acre) township built around a forest park on the fringes of Sungai Petani, Kedah.

The gated and guarded enclave, spread over undulating hills with lush landscaped surroundings, is being developed in phases by Paramount Property (Utara) Sdn Bhd, a division of Paramount Corporation Bhd.

First launched in 2012, it is touted as the state’s first and only hilltop development, located in Bandar Amanjaya in the Kuala Muda district. It was conceived to bring nature to one’s doorstep, whilst keeping modern amenities and conveniences within easy reach.

Among its components are Phase 2 comprising 50 units of Eugenia II double-storey semi-detached houses, as well as Phase 3 with 103 Azelia III and 108 Azelia Elite III double-storey terrace homes.

These will be featured at the upcoming Star Property Fair 2015, to be held in Sunway Carnival Mall and Sunway Carnival Convention Centre in Seberang Jaya, Penang, from March 12 to 15.

Paramount Property (Utara) chief executive officer Ooi Hun Peng said the Eugenia II units, launched recently, have a built-up area of 3,432sq ft, and have four bedrooms with ensuite bathrooms, and a utility room. They sit on plots measuing 40ft x 90ft, and are priced from RM599,900 onwards.

Registration is now open for the upcoming Azelia III and Azelia Elite III. The former has a built-up area of 2,352sq ft and land size of 22ft x 75ft, while the latter is more spacious at 2,642sq ft with a plot of 24ft x 75ft.

Both types also come with four bedrooms with ensuite bathrooms, though the Azelia Elite III units have an additional utility room.

“These modern and contemporary homes are a synergy of comfort and class. Oriented North-South, they come with functional and practical designs that have been Paramount’s signature,” Ooi noted.

Security features like CCTV monitoring, 24-hour patrols, card-only access and an emergency hotline afford residents peace of mind.

A key feature of Bukit Banyan is the 10.1ha (25-acre) Hill Park, consisting of eight thematic landscaped areas that offer fun and relaxation amidst serene greenery.

Also within the overall development, are 8.09ha (20 acres) of water parks and landscaped ponds, spread over various precincts.

Besides the wholesome living environment, the development also offers easy connectivity via the Eastern By-Pass, SP-Alor Setar Federal Route and North-South Highway, with the Sungai Petani town centre just 9km away.

This was followed by the 199ha (493-acre) Bandar Laguna Merbok nearby, which won the FIABCI-Malaysia’s Best Residential Development Award in 2004, the first for a project outside the Klang Valley.

To date, the company has built over 14,000 properties in Sungai Petani, as well as in Shah Alam, Glenmarie and Cyberjaya in Selangor, like the Sejati Residences, Paramount Utropolis, Sekitar 26, Kemuning Utama, Surian Industrial Park.
