If you're an investor looking to buy a place in Subang Jaya, Selangor, you're more than likely to take note of Grand Subang Jaya, the small office/home office (SoHo) development centrally located in SS15.
Its location in the heart of a well-run neighbourhood – where many amenities, facilities and planned townships surround the residences – is one of the best in the area.
The target market for Grand Subang Jaya is young working adults, and students from the surrounding universities and colleges. Developer Mediaraya Sdn Bhd CEO Mark Choo is reported to have said that the company saw the need to accommodate the students in the area.
Students are abundant with the high volume of learning institutions here. There's Inti International College, Sunway International School, Sunway University, Monash University and Taylor's Lakeside Campus – all between 0.16km and 4.5km from Grand Subang Jaya.
Currently, many students rent rooms in the area – premises with high demand – and Mediaraya is keen to offer a fresh, affordable alternative. Situated on an almost two-acre site, Grand Subang Jaya has a gross development value (GDV) of RM277 mil.
The freehold project offers 483 SoHos that are now open for sale. All units have a standard built-up of 563 sq ft (two rooms) and will be housed in two towers. Units are priced between RM490,500 and RM525,500.
The integrated development will be a fresh addition to SS15, offering students a place not just to call home but to study, exercise and socialise. Facilities include basketball courts, a swimming pool, multipurpose hall, mini-futsal court and a gym.
Where is it?
Anyone living in Subang Jaya will be well acquainted with the site that once housed the popular Asia Cafe food court, which served Subang Jaya residents for more than a decade with its myriad food stalls, Internet cafe and snooker centre.
It's exactly this spot for which landowner Mediaraya had other ideas – the SoHo development.
The idea was not only to offer housing for students and provide investment opportunities for young adults (with its high rental yield and occupancy), Mediaraya was also keen to alleviate some of SS15's notorious traffic woes.
With shops, banks and eateries on every corner, not to mention residential-shopping centre Courtyard and office complex Subang Square, SS15 is a hub of activity.
There's a slew of malls nearby too – Sunway Pyramid Shopping Centre, Subang Parade, Aeon BiG hypermarket, Empire Shopping Gallery and Summit Shopping Centre. Then there are hospitals, the wet market, and Sunway Lagoon.
The SoHo project will offer students a convenient and safe living space, and provide much needed parking bays as well – 770 in total.
Worried about connectivity? No need. The residential development will be linked to the Federal Highway, NPE, LDP and Kesas highway. Public transport is also easily accessible – the SS15 LRT station is just a five-minute walk.
