IOI Properties Group Bhd recently launched Skyz Residence, a development conceptualised as a resort-style condominium that offers property buyers a premier residential enclave.
The freehold development with an estimated gross development value of RM750mil comes complete with an abundance of lush greenery, luxurious fittings and lifestyle options.
Situated in Bandar Puchong Jaya, the condominium development consists of 1,039 residential units with built-up areas ranging from 1,162sq ft to 1,657sq ft.
IOI Properties says, since its launch on June 29, the development has seen approximately 60% of the units taken up.
“Skyz Residence’s units are being sold at approximately RM650 per sq ft with an attractive minimum price starting from RM750,800 per unit,” said IOI Properties senior sales and marketing manager Mohd Ezuddin Samian.
He added that the company’s target market comprises single young professionals, young families and investors.
Among the features planned for the development are three themed gardens, Mohd Ezuddin said.
Each unit will be allocated with two side-by-side parking bays.
The development is expected to be completed by the end of 2018.
“Skyz Residence will feature a six-tier security system to ensure the safety and well-being of our residents,” he added.
The security system will comprise a single-guarded entry and exit point with intercom and access card system at the guardhouse, lift lobby and also within the lifts.
The development will also have round-the-clock security patrols as well as closed-circuit television monitoring systems.
Each residential unit will have a keyless digital entrance lock capable of storing up to six unique passcodes. Residents need to remember only their own personalised passcode to unlock the door.
To further ensure the safety of the residents, each Skyz Residence unit will be installed with infrared motion detectors.
“Should residents require emergency aid, a panic button will be made available to each unit in the event residents needed assistance from the condominium’s security personnel,” he said.
The development enjoys excellent accessibility as it is connected to the Damansara-Puchong Highway (LDP), Konsortium Expressway Shah Alam Selangor (Kesas), Bukit Jalil Highway, New Pantai Expressway (NPE), North-South Expressway Central Link (Elite) and South Klang Valley Expressway (SKVE).
The residential development will also be close to public transportation facilities.
“There are bus and taxi terminals nearby and the development is only 700m from the Bandar Puchong Jaya light rail transit station.
“The development is also adjacent to many business, social and recreational facilities, including shopping and lifestyle amenities, medical services such as the Columbia Asia Hospital and institutions of higher learning — Sunway Monash University, Taylor’s Lakeside University and Binary University,” he added.
The area is also surrounded by shopping centres and hypermarkets such as IOI Mall Puchong, Sunway Pyramid Shopping Mall, Tesco Hypermarket and Giant Hypermarket, as well as business centres such as IOI Boulevard, the Puchong Financial Corporate Centre and the IOI Business Park.
The development will have landscaping elements such as shaded walkways, water features and gardens in common areas to provide a cooler outdoor environment.
Eco-friendly components include 2.35ha of green space, landscaped decks, themed gardens and podium gardens in the residential lobby.
“Most of the structural components of Skyz Residence will use recycled aluminium formworks as it is more environment-friendly. Recycled aluminium requires only 5% of the energy needed to produce primary metals,” he said.
The entire development will be fitted with water-efficient appliances and fixtures complete with a rainwater collection system, water-collecting cisterns and sensor taps in public toilets.
Strategically placed windows also allow natural ventilation in all the bathrooms without the need for exhaust fans.
In addition to this, the development will feature 3m-high ceilings and large windows to allow natural lighting as well as to provide residents with unobstructed views of the city skyline.
“There will also be vertical landscaping around the building for aesthetic purposes that will also reduce the building’s carbon footprint. The development will use only low volatile organic compound (VOC) paints as it is proven to be better for both people and the environment. The building components will also be standardised to reduce waste,” Mohd Ezuddin explained.
Skyz Residence will have a wide range of modern and well-equipped fitness and leisure amenities. The fitness and sporting facilities in the development will include an Olympic-sized swimming pool, a half-sized basketball court, a tennis court, exercise trails, jogging tracks, reflexology paths, a gymnasium as well as a yoga and tai chi area. The social and entertainment facilities of the development include a wading pool, a Jacuzzi pool, interactive playground, a barbeque corner, gazebos, pavilion decks, multifunctional rooms, sky lounges and a mini theatrette.
“The development will be approximately 200m above sea level — the highest point in Bandar Puchong Jaya, offering residents panoramic views of the surrounding areas,” he said.
