Paradigm REIT delivered robust margins in first post IPO financial results


PETALING JAYA: Paradigm Real Estate Investment Trust (Paradigm REIT) announced its first interim financial results, which cover the financial period from June 10 to June 30 June 2025 (“FP 30 June 2025”), following its debut on the Main Market of Bursa Malaysia Securities Berhad on June 10, 2025.

For the period, Paradigm REIT recorded revenue of RM13.2mil, net property income (NPI) of RM9.3mil, profit after taxation (PAT) of RM6.5mil and distributable income of RM6.6mil, respectively. 

For the period under review, its profitability margins remained robust, underpinned by the strength of Paradigm REIT’s asset portfolio and the proactive, focused management of its manager, Paradigm REIT Management Sdn Bhd (Manager).

For the FP 30 June 2025, NPI and PAT margins increased to 70.3% and 49.4% respectively, as compared with 67.3% and 44.7% respectively registered in FYE2024. 

Distributable income for the period under review amounted to RM6.63mil or 0.41 sen per unit.

The three shopping centres in the portfolio of Paradigm REIT – Bukit Tinggi Shopping Centre (BTSC), Paradigm Mall Petaling Jaya (PMPJ) and Paradigm Mall Johor Bahru (PMJB), continue to deliver high and stable returns. 

BTSC achieved an NPI yield of 5.8% with full occupancy, underscoring its role as a fully-leased income-stable asset. 

PMPJ recorded an NPI yield of 6.7% at an occupancy rate of 98.3%, while PMJB led the portfolio with an NPI yield of 7.0% and an impressive occupancy rate of 99.4%, driven by a balanced mix of anchor tenants and retail offerings.

The FP 30 June 2025 results demonstrate the portfolio’s ability to sustain high operational efficiency, rental resilience and strong tenant demand. 

The consistent high occupancy levels across all assets provide strong income visibility, while healthy yields reinforce Paradigm REIT’s position as a defensive retail REIT.

Paradigm REIT maintained a robust financial position with total assets of RM2,515.6mil and a debt-to-total asset value of 33.5%. 

This prudent leverage level reflects a strong and stable capital structure with minimal short-term refinancing risk and financial flexibility. It also offers significant headroom for Paradigm REIT to embark on future asset acquisitions and portfolio- enhancement initiatives.

The Manager chief executive officer and executive director Selena Chua Kah Noi, remarked: “Our strong margins reflect the fundamental resilience and income-generating strength of our assets. 

“The stability in our financial performance, despite market volatility, is a testament to our proactive and focused management approach on delivering sustainable value to unitholders.”

Paradigm REIT is committed to distributing at least 90% of its distributable income on a half-yearly basis. 

This consistent payout framework underpins its appeal as an income-generating investment while allowing the REIT to retain sufficient capital for portfolio enhancement and prudent debt management.
