UEM Sunrise unveils phase three of Melia Residence development

ISKANDAR PUTERI: UEM Sunrise Bhd has launched phase three of its Melia Residence after seeing close to RM206mil in sales for its first two phases within two days of launching.

Slated for completion in 2020, the five-phases housing project records a total gross development value of RM573mil, with the final two phases targeted to be launched next year.

Chief operating officer (commercial) Raymond Cheah said that its first two phases were completely taken up within two days of launching, surpassing the original target of three to six months.

“The speed of sales of Melia Residences was phenomenal and to date, we have achieved a total approximately RM206mil in sales, exceeding the target of RM196mil for this year.

“In order to satisfy homebuyers’ demand, we have open up phase three with limited units currently on sale starting from RM872,888,” he told a media briefing.

He added that phase three of the Melia Residence, which comprises 160 terrace houses with build-up area of between 2,006 and 2,349 sq ft, has recorded a 51% take-up rate.

“Although we have been receiving good response from the local and Singapore market with a high value of sales recorded, we will still retain our group’s target for property sales of RM1.5bil this year,” he added.

Cheah also rebuked claims that there is oversupply of residential properties in Johor, adding that there were still much demand for landed properties even in the Singaporean market.

“Buyers are learned, they do not want to buy if the same concepts are offered repeatedly. So if the location, price and product are strategic, then there will be no hiccups in capturing the buyers,” he added.

He said UEM Sunrise had been assisting its buyers with loan procedure through eight panel bankers and other financial services groups such as AIA and Malaysia Building Society Bhd.

“We have noticed a large number of young buyers, whose parents are stepping in to top up and help their children secure a roof over their heads,” he said.
