Kwasa Land to invite Tier 2 developers for R3-1 project

KUALA LUMPUR: Kwasa Land Sdn Bhd will invite 28 pre-qualified Tier 2 developers for its next residential plot R3-1 at the multi-billion ringgit township in Kwasa Damansara in Sungai Buloh.

It said on Thursday the freehold plot covers 24.08 acres – the largest so far – will have a residential density of 780 units.

Kwasa Land, which is a unit of the Employees Provident Fund (EPF), added the latest invitation marks the first request for proposal (RFP) for 2016 and the sixth thus far.

The company is the master developer for the 2,330-acre township development of Kwasa Damansara which will have a cumulative gross development value of RM50bil over the next 15 to 20 years.

Kwasa Land managing director Datuk Mohd Lotfy Mohd Noh said: “Plot R3-1 has been designated as a development with a residential density of 780 units over 24.08 acres fronting Persiaran Atmosfera with excellent connectivity to Kota Damansara that leads to the Guthrie Corridor Expressway.”
 
The development is near proposed schools, a mosque, and commercial development plots. As such it would provide immense interest for property developers as well as buyers desiring to set up home in this upcoming vibrant township.
 
Two MRT stations will provide premium value as they are approximately within 500 meters from Kwasa Damansara station on one side and approximately 750 meters from the Kwasa Sentral station on the other.
 
“Plot R3-1 has also the benefit of fronting the lush and extensive 28.91-acre green park complemented by a 13.64-acre lake,” added Lotfy.
 
Interested bidders are to respond with their RFP submissions by May 17, 2016. The evaluation for the RFPs would based on three main criteria namely mandatory requirements, technical and commercial proposals which include the tender price on a per square foot basis together with the financial feasibility analysis. 
 
Bidders are required to forward a development design with a special character and theme that would promote a sense of pride, place and belonging in a sustainable contemporary setting. 
 
Kwasa Land said the various developers involved in Kwasa Damansara comprise of  Tier 1 large scale companies with shareholders’ funds or paid-up of RM1bill and above;  Tier 2 companies with shareholders’ funds or paid-up of RM200mil and above; and Tier 3 - Bumiputera companies with shareholders’ funds or paid-up capital of RM1mil and above.
 
So far, Kwasa Land has in addition to R3-1, called for six RFPs. They are the main town centre development MX-1 for Tier 1 category, the first residential development R2-1 for Tier 2 category, the Bumiputera residential developments R3-2, R3-3 and R3-4.
