NADA Alam, the latest offering from Negri Sembilan-based property developer Seri Pajam Development Sdn Bhd, is set amidst lush greenery and aimes to provide a quality lifestyle.
The 65ha project in Pajam encompasses five precincts and 1,114 homes which will be built in phases with completion of the final phase expected by 2019.
Nada 1, the first phase of the project will be launched on Sunday and offers 198 double-storey terraces priced from RM440,500 for 2,412 sq ft to RM780,000 for a corner unit with a built-up area of 2,545 sq ft.
SPD finance director Tey Soo Leng said the proximity of Nada Alam to Kuala Lumpur, Putrajaya, Nilai and Seremban made it an ideal choice for homeowners in the Klang Valley.
The project is located between Seremban and Kuala Lumpur and is about a 45-minute drive from the city centre via the Kajang-Seremban highway (Lekas).
The Batang Benar KTM Komuter station is also less than a five-minute drive from the project, which is ideal for those commuting to the city .
“When we build a home, the first thing we think of is if it will be comfortable enough for the homeowner.
“It’s also about creating the lifestyle to go with the home. Ample green spaces provide a better living environment and all these features are offered at a comparatively affordable price,” Tey said.
For the initial offering, buyers can choose between two types of double-storey units, Type A (22’ x 70’) and Type B (20’ x 70’).
All units come with four bedrooms and bathrooms.
The units are expected to be completed in early 2015.
Tey said the emphasis was on building homes that potential buyers could immediately move into, with minimum renovation needed.
“We try to maximise the available space so homeowners will not have to make any additions to the property and incur more costs later,” Tey explained.
He also cited the company’s experience in the building and construction industry as a reason SPD could keep costs lower than the market price.
“Our construction arm, Bukit Maju, were the main contractors for the Bandar Baru Nilai project.
“With decades of experience in the building industry, we finally ventured into housing development in 2001 with our first project — Melati 3 near the Inti International University in Nilai,” he said.
SPD are also the developers for Taman Mulia and Perdana College Heights, Pajam; Bandar Warisan Puteri (a joint venture with TH Properties), Seremban; Nusa Intan, Senawang; Tiara Heights, Sepang and Desa Puteri, Bahau.
Tey said the company was also among the few in the country to utilise the Industrial Building System (IBS) to construct landed properties.
“With IBS, the main compartments of the home are pre-fabricated which ensures uniform quality and also helps reduce the construction time.
“All our projects are completed within a 16 to 22-month timeframe,” he said.
Living in harmony with nature is also one the key attractions of the Nada Alam development.
A wetlands area linked to a 7km jogging track provides future homeowners with a green lung and recreational facilities within the development.
The developer has also introduced a unique concept dubbed ‘family street’ into its development.
For its Nada 1 project, the lanes between endlots will be converted into multi-purpose courts for badminton and sepak takraw.
Tey said the next phase of development will be Nada 4, which will comprise super link homes at 22’ x 80’ and 22’ x 90’ followed by Nada 3 — a development of double-storey terraces and semi-detached homes.
All phases of the project except Nada 2 are gated properties.
