Good response for The Capital shops and offices

About 25% of Oasis Ara Damansara’s Phase 1 has been sold within a week of its official launch on Nov 28.  

Called The Capital, phase 1 comprises of 288 freehold shop offices and office suites in two 10 and 12-storey blocks. One block is called Capital 1 and the other Capital 2. 

Sime Darby Brunsfield Holding Sdn Bhd director of property development Chan Chee Keong told StarBiz that all ground floor shops in Capital 1 that fronts the main road had been snapped up. The shops in Capital 2 fronting a uniquely designed water canal with fountains are also going fast. 

“The response has been very good. The buyers paid in cheques. One company bought an entire 10-storey corner block worth about RM6 mil. There are also those who bought two to four office lots. About 90% of the purchasers are buying for their own use,” Chan said, adding that most of the buyers were from places like Subang Jaya and Petaling Jaya. 

Chan said The Capital is being sold en bloc and on a strata basis. He said many of the purchasers also bought the ground floor shops and the first two floors of offices that amount to about RM1.9 mil. He is confident that the office lots would also sell well as their affordable entry cost of RM300 psf to RM310 psf is an attractive buy. 

Apart from the prime location, good access and design, Chan believes that people are also attracted by the “Safe City” concept that provides a secured environment with well-lit areas, 24 hour security patrols and the latest in CCTV technology. 

Phase 1 with an estimated gross development value (GDV) of RM133 mil will have unit sizes ranging from 1,443 to 2,431 sq ft for the dual frontage retail shops and 929 to 2,480 sq ft for the office units, with prices starting at RM283,900 for the office suites. 

A special preview of the Oasis Ara Damansara is on at the Sime Darby Convention Centre sales gallery at Jalan Bukit Kiara in Kuala Lumpur until end of this month.  

The Oasis Ara Damansara will also have service apartments, two high-rise corporate towers and two low-rise office blocks and stand-alone F & B buildings to be rented out as restaurants. 

Chan said a company had shown keen interest to lease both the high-rise corporate towers. 

Sime Darby Brunsfield Holding Sdn Bhd, a joint venture company between Sime Darby Property Division and Brunsfield Property Division is developing the Oasis Ara Damansara with a RM500 mil GDV. It will be the single largest self-contained development in Petaling Jaya Utara and slated to be the fastest growing hotspot in Petaling Jaya. 

“The Oasis Ara Damansara has an excellent potential for good rental yield and capital appreciation for investors besides offering an affordable opportunity for those wishing to own business premises in a prestigious address within the Klang Valley,” said Jauhari Hamidi, Sime Darby Bhd property division’s director. 

“It is what a commercial centre within a self-contained township should be: an environment that will promote commercial activities with entertainment and social facilities and a vibrant and lively nightlife that continues even after normal working hours,” he added. 

Jauhari said there would be pedestrian-friendly walkways and multiple entrances and exits as well as ample parking with 5,000 covered bays (a ratio of four bays per unit). 

He said a unique feature would be a public urban space called the Central Piazza. It will offer waterfront cafes and shops and alfresco dining framing a pedestrian friendly water canal with a bridge over it and that leads to a central floating stage where concerts and shows can be held.  

There will also be water features and lush tropical landscapes.

The Subang-Kelana Link Highway and the interchange at the main entrance of Ara Damansara and the Saujana Golf and Country Club will provide convenient access, from either direction, to the Sultan Abdul Aziz Shah Airport Road. 

Oasis Ara Damansara will also be accessible via several access roads currently under construction within the Ara Damansara township and the Tropicana Golf & Country Resort.
