South Malaysia Industries Bhd (SMI) is setting higher goals to give more value to its purchasers.
Having sold all the 712 units in its Kelana Mahkota condominium in Petaling Jaya, it will be launching an even better condominium called the Sterling @PJ after the Chinese New Year.
Purchasers can look forward to a comfortable lifestyle, as the RM200mil Sterling @PJ condominium, with a contemporary architecture, will have units as big as 2,101 sq ft for 32 ground-floor units each with a private garden. Most units will be around 1,442 to 1,615 sq ft, with the smallest being a 1,259-sq ft 3+1 bedrooms/two bathrooms unit.
Members of the media who were invited to tour the newly completed RM160mil Kelana Mahkota recently had a glimpse of SMI's seriousness in giving an innovative and quality product as reflected in its huge two-acre facilities area that includes a swimming pool, waterfall, bridge, gazebo, “lazy river” with “curtain sprays”, two squash courts, tennis court, two indoor badminton courts, and a multi-purpose hall.
SMI senior manager (sales & marketing) Matthew H.S. Ng said Sterling @PJ would have fewer but larger units than the adjacent Kelana Mahkota. It will have 612 units in two 20-storey blocks with three levels of covered car park (1,300 bays).
Sterling @PJ will have four acres of facilities area, double that of Kelana Mahkota and very large by any standard, but at a price lower than many condominiums in nearby Damansara.
“We have not fixed the price yet, but it would be from RM200 per sq ft (psf). Some condominiums in SS2 and Damansara Perdana are priced around RM230 psf to RM250 psf. We priced the units at around RM155 psf when we launched Kelana Mahkota three years ago and finished off at RM195 psf. We met some resistance at the RM200 psf level then. We are now moving into the RM200 psf market, but we are offering a much better product,” said Ng.
“We expect to clear all the units within six months of launching.”
Two show units measuring 1,400 sq ft and 2,101 sq ft have been built at the SMI sales office at Taman Kelana Indah in Kelana Jaya, Selangor.
Instead of 12 units sharing three lifts per floor (four units per lift) in Kelana Mahkota, Ng said, Sterling @PJ would have 16 units sharing six lifts per floor. Each block will have two lift lobbies.
“All the ground-floor units will have a private garden that is four feet higher than the pool deck. There will also be private pergolas to ensure greater privacy. We expect these ground-floor units to be the first to be snapped up,” Ng said, adding that the layout would have a more spacious feel. For example, the “open” kitchen concept would make the dining area larger.
The Ashford (terraced) split-level unit with 2,101 sq ft has 4+1 bedrooms and three bathrooms. Instead of one children's playground in Kelana Mahkota, Sterling @PJ will have pockets of playgrounds.
The Sterling @PJ will boast five exquisite glass lifts, a 6,600-sq ft “iconic” clubhouse that also houses a sports complex, jacuzzis, a 25m resort-style swimming pool, and an infinity reflective edged pool to greet guests at the foyer.
The guardhouse will have a modern design and visitors will be greeted with a signature wall and main entrance statement. It will have a thoughtfully designed landscape that includes a meditation garden and chess area, more than 5,000 sq ft of open lawn area, exercise stations at podium level, barbecue facilities, children's playground and foliage enclave with palms, trees, colourful scrubs and ground cover.
Other facilities include a multi-purpose hall, cafeteria, mini mart, laundrette, childcare centre, a tennis court, two badminton courts, and a gymnasium. All units are ASTRO-equipped.
To ensure better security, there will only be a single entry and exit point, and security card access to the guardhouse entrance (for car), main lift lobby and all basement levels. There will also be an intercom system and 24-hour surveillance.
According to Ng, one of the plus factors for people to buy SMI's condominiums in Kelana Jaya is that unlike the “very heavy commercial components” in the Bandar Utama-Damansara Perdana area where Ikea, Ikano Power Centre, Curve and Tesco are located, Kelana Mahkota and Sterling @PJ are in a residential area. The Giant hypermarket is on the opposite side of the Damansara-Puchong Highway.
SMI Project Management Sdn Bhd senior project manager Leong Mun Foo said about RM3mil had been spent to give “added-value” to the Kelana Mahkota buyers.
This includes RM2mil for landscaping, about RM300,000 on tinted windows for the units (not in the original sale and purchase agreement), and trellises that are made of cengal wood.
