BUYERS of Gamuda Land houses are a happy lot. Besides the satisfaction of belonging to the company’s well-planned and resident-friendly lifestyle townships, they can enjoy the vast expanse of green, tree-lined boulevards and scenic thematic parks right at their doorsteps.

According to Gamuda Land Sdn Bhd general manager Steven Chu, in all the company’s three ongoing projects, some 40% of the space was allocated as common space and facilities for the residents. The density of the projects is also lower at eight units of property an acre compared with about 11 units in most other developments.
Over at the company’s latest township, Bandar Botanic in south Klang, 170 acres have been dedicated to botanical greenery and RM40mil to landscaping. More than RM50mil was spent for a dedicated interchange from the Shah Alam Expressway and for a link road to connect Botanic Walk to one of the township’s gated and guarded communities, Ambang Botanic.

At Kota Kemuning, double-storey terraced houses that were sold at RM180,000 in 1995 are now worth RM340,000 while semi-detached homes have also appreciated substantially to RM900,000 from the launch price of RM500,000.

Research on trends by the company’s research and development team revealed a greater need for security, luxury and greenery.
“The trend is towards a preference for gated and guarded communities, waterfront and lakeside homes, and high-value condominiums.
“In planning our projects, we always take these trends into consideration, and our projects are always equipped with an abundance of greens, thematic lakes, smart security and resort-styled lifestyle,” he added.
With the strong following from many appreciative buyers, who also become repeat buyers for the company’s subsequent projects, it is clear that the discerning property buyers of today are looking to buy into the right environment and not just a roof over their head.
