Gamuda offers vast expanse of green to home buyers

BUYERS of Gamuda Land houses are a happy lot. Besides the satisfaction of belonging to the company’s well-planned and resident-friendly lifestyle townships, they can enjoy the vast expanse of green, tree-lined boulevards and scenic thematic parks right at their doorsteps.

Residents appreciate the healthy lifestyle environment and the luxury of space, greenery and tranquil ambience, which have become the hallmark of Gamuda Land’s projects.

According to Gamuda Land Sdn Bhd general manager Steven Chu, in all the company’s three ongoing projects, some 40% of the space was allocated as common space and facilities for the residents. The density of the projects is also lower at eight units of property an acre compared with about 11 units in most other developments.

Over at the company’s latest township, Bandar Botanic in south Klang, 170 acres have been dedicated to botanical greenery and RM40mil to landscaping. More than RM50mil was spent for a dedicated interchange from the Shah Alam Expressway and for a link road to connect Botanic Walk to one of the township’s gated and guarded communities, Ambang Botanic.

Just into its second year since it was launched, Bandar Botanic has caught up with its two award-winning sister developments – Kota Kemuning and Valencia – when it clinched the Fiabci Property Award of Distinction 2003 for The Best Masterplan from the Fiabci International Malaysia Chapter.

As it had all the right ingredients for a well sought-after residential address, buyers could also look forward to an appreciation in their property value of between 7% and 8% a year, Chu said.

At Kota Kemuning, double-storey terraced houses that were sold at RM180,000 in 1995 are now worth RM340,000 while semi-detached homes have also appreciated substantially to RM900,000 from the launch price of RM500,000.

In the last three years, Gamuda Land has gained prominence as a premium lifestyle developer.

The company’s success is largely credited to the attention it put in drawing up a quality master plan and the innovative home designs to provide quality lifestyle for the residents.

Its commitment to provide an improved quality of life has resulted in harmonious living environments where residents get to savour a healthy dose of community wellness and peace of mind.

Chu said Gamuda Land would continue to focus on harnessing its strength to become one of the leaders in providing innovative and quality products as well as good customer service.

This year, the company would focus on further strengthening its position as a developer of choice in all the target markets. It offers a wide range of properties, from affordable housing for the masses to high-end niche products.

Chu said that with the improved economic outlook and consumer sentiments, “we expect more interest in our resort-styled and gated homes in Kota Kemuning, Valencia and Bandar Botanic.”

“The local property industry has matured, and based on the positive market sentiment and strong buying interests, we expect the market to be resilient,” he added.

Research on trends by the company’s research and development team revealed a greater need for security, luxury and greenery.

“The trend is towards a preference for gated and guarded communities, waterfront and lakeside homes, and high-value condominiums.

“In planning our projects, we always take these trends into consideration, and our projects are always equipped with an abundance of greens, thematic lakes, smart security and resort-styled lifestyle,” he added.

With the strong following from many appreciative buyers, who also become repeat buyers for the company’s subsequent projects, it is clear that the discerning property buyers of today are looking to buy into the right environment and not just a roof over their head.

It will certainly benefit both the buyers and the industry if developers see themselves as agents of change and provide community-friendly features to improve the people’s quality of life.
