Another Ken condo project in bustling SS2

PEOPLE who like to live in the established SS2 neighbourhood in Petaling Jaya now have the opportunity to buy a condominium unit that is very close to the SS2 town centre. 

The 271-unit Ken Damansara II condominium is a few minutes' walk to the bustling SS2 town centre with banks, shops, eateries, hawker centre and private colleges. It is next to the Damansara Intan office complex that also has many restaurants. 

There are two 19-storey blocks. The first block, Tower B with 134 units, is about 75% sold since it was launched last month. The second block with 137 units, called Tower A, would be launched on July 31. The freehold project by Ken Property Sdn Bhd (a wholly-owned subsidiary of Ken Holdings Bhd) is one of the few condominiums in the SS2 area.

Tower B units' prices start from RM280,000 or about RM196 per sq ft. There are three spacious layouts: type A with 1,565 sq ft (2+1+1 rooms), type B with 1,439 sq ft (2+1+1 rooms) and type C with 1,291 sq ft (2+1 rooms). Each floor only has eight units. When the earlier three-block 339-unit Ken Damansara condominium was launched in May 2000, many of the units were snapped up. The units were priced from RM207 per sq ft. The size of the units was smaller from 995 sq ft to 1,239 sq ft. 

“In terms of location, SS2 is very accessible to the Sprint Highway and LDP (Lebuhraya Damansara Puchong), NKVE and the Penchala Link. We have many purchasers who are from the SS2 area as well as people from Bangsar. There are also those staying in Ken Damansara who wish to upgrade to a bigger unit,” said Ken Holdings Bhd director K.C. Tang. 

Another plus point, he said, was that it was a freehold property. It comes with a free covered car park bay whereas buyers of type A and B units will get two free covered car park bays. There two types of penthouses. The smaller type with 2,600 sq ft is priced from RM650,000. The super penthouses with 4,000 sq ft are priced from RM750,000.  

“All the two super penthouses and two of the four penthouses in Tower B have been sold. We have to open the penthouses in Tower A for sale although this block has not been launched yet,” said Ken Property Sdn Bhd manager (marketing & sales admin) Jasmine Lee. She said Ken Damansara II's price from RM196 per sq ft (psf) was below the RM250 psf for some condominiums in the area.
