RB Land gets good headstart on last stage of Seremban 2


RB LAND Sdn Bhd recently unveiled the final phase of its 2,300-acre Seremban 2 township: the S2 City Centre. 

The 250-acre freehold development with total sales value of RM450mil has achieved a good head start with all 32 units of 24ft x 80ft two-storey shop offices sold within a day and netting RM12mil in sales. 

The shop offices are priced from RM360,000 to RM650,000 for a corner unit. 

“We sold all the units without any launches. We just called intended buyers to come to our sales office and they snapped up all the units,” said RB Land managing director Datuk Soam Heng Choon. 

Soam said people also queued up to buy the one and 1½-storey shops across the road from S2 City Centre.  

Although these shops with prices ranging from RM160,000 to RM320,000 are not part of S2 City Centre, they too were sold soon after launch.

“We've been releasing many shops over the last few years but now people realise that this is the time to invest here,” he told StarBiz. 

S2 City Centre to be launched soon will have a commercial precinct, a residential precinct and a 15-acre city park. 

The commercial precinct will comprise a shopping mall with 88,800 sq ft of net area and 71 shop lots, a 36-stall food court and 46 units of two and three-storey shop offices under phase 2 to be launched this September.  

There will also be 61 units of two and three-storey shop offices under phase 3 and 4. They will all be priced from RM330,000. The stalls and shop lots are for rent only.

“We want to make this a happening place even after 5pm. We have started some construction works and formed the lake.  

“We have the population and Government offices here and there has been a lot of interest generated in this area,” he added. 

The residential precinct or Garden City Homes will have 1,223 terrace and semi-detached houses. The terrace homes are designed with its own distinct character and design.  

Soam said 244 units of 24ft x 80ft super-link houses under phase 1 of the Garden City Homes would be launched in September.  

They will be priced from RM226,800 and would be the first gated community in Seremban with underground utilities, covered drains and landscaping along the roads and park. 

He said the pricing was justified in view of the high quality finishes like 2ft x 2ft porcelain floor tiles for the living and dining areas, concrete imprint for the car porch and driveway as well as safety features like smoke detectors, emergency lights, non-slip tiles for the bathrooms and wet kitchen. “The aim is to allow the owners to move in without any renovation,” he said. 

Soam said all its 23ft x 76ft link houses were sold from RM190,000 about 1½ years ago.  

“It (price) was something never seen before in Seremban. We brought the price to one level higher but people didn't mind as they were quite confident of us and they need not have to renovate,” he added.  

Another gated community in S2 City Centre would be 354 units of 50ft x 80ft single and double-storey semi-detached houses scheduled for launch end of this year or early 2005. 

The S2 City Centre is within walking distance to the district police headquarters, state fire and rescue department headquarters, district administration complex, PKNNS head office and the Minangkabau-styled court complex that is under construction.  

About 33% of the land in S2 City Centre is for residential, 23% for commercial and 44% for open spaces, infrastructure and parklands. 

Soam said the city park would feature a four-acre scenic lake, 400 trees, children's cycling park and wading pool, skateboard park, jogging trails, promenade, pier, amphitheatre, games courts and others. 

S2 City Centre's six phases would be developed over the next five years. Work on the shopping mall and food court that are located near the city park will start this year and is expected to be ready by 2006. 

Seremban 2 has changed in many ways since it was first started in 1995. From the plain looking houses in the early phases, the emphasis now is on lifestyle living with better house designs and concept. 

Its current showpiece, the Sri Carcosa show-village, has impressed many visitors. This is the most prestigious phase in Seremban 2 where the 11 single, two and 2½-storey bungalows have split-level tropical designs. Prices range from RM550,000 to RM1.2mil. 

Soam said 40 of the 52 Sri Carcosa bungalows in phase 1 had been sold. “We'll be launching phase 2 in a few months. The clubhouse exclusively for the Sri Carcosa residents is almost completed,” he added. 

He said three primary and two secondary schools including a Sekolah Wawasan had been completed. The township has its own sports complex with two hockey stadiums. 

The company has handed over more than 8,000 properties including houses, office blocks, shop offices, factories, schools and a sports complex.  

“We have achieved about RM1.3bil sales from Seremban 2 and almost finished developing it. 

“We have an adjacent 1,500 acres that would be called S2 Heights. It is also a mixed freehold development,” said Soam, adding that more than 1,000 low-cost apartments had been built in Seremban 2.
