KEMUNING Utama is poised to be a roaring success even before its soft launch slated in the middle of this month. This is because more than 1,000 registrants have signed up to buy the 409 units under phase 1.
There have been a lot of enquiries and the number of registrants are increasing by the day as word gets out that there are only 80 units of the Bayu two-storey link house with 22ft x 75ft land area and 2,176 sq ft built-up area selling from only RM283,000.
The other units to be sold include 145 units of 24ft x 75ft Bayu Elite two-storey link house priced from RM318,000 (2,410 sq ft built-up), 108 units of the Palma 35ft x 70ft two-storey link semi-detached house from RM433,000 (2,544 sq ft built-up) and 76 units of the Permai 50ft x 80ft two-storey semi-detached house priced from RM668,000 (3,815 sq ft built-up).
Sales & marketing manager of Paramount Property Development Sdn Bhd (the developer of the 524.7-acre township) Alvyn Khoo Yee Kieng, said the selling points included its good location in a high growth area, competitive pricing, bigger built-up areas for the houses, and the gated community concept with 24-hour security.
“There would be dedicated neighbourhood parks and open spaces for each residential precinct, and extensive landscaping complemented with water features like wetlands and ponds,” he said, adding that there would also be children's playgrounds, cycling and jogging paths, recreational courts, exercise stations and gazebos.
Houses will have a north-south orientation while the 50ft-wide landscaped road reserves will have concealed underground utilities and pedestrian-safe walkways.
Khoo said an “early bird” package with rebates of RM3,000 for terrace houses, RM5,000 for link semi-detached houses and RM8,000 for the semi-detached houses would be offered during the soft launch.
“In addition to the rebate, terrace house buyers will receive free auto-gate while free solar heater and auto-gate will be given to link semi-detached and semi-detached house buyers,” he said.
Kemuning Utama will have 6,298 residential and 118 commercial units. Its gross development value is RM1.3bil and is projected for completion within six to eight years. The land straddles both sides of the Kuala Lumpur-Shah Alam Expressway (Kesas).
The smaller eastern parcel of 186 acres is located at the entrance of Kota Kemuning, an established township with a large commercial centre and many high-end units while the 338-acre western parcel is on the other side of the highway.
“We will focus on the current eastern parcel which comprises of about 1,500 units of houses and it will keep us busy for a while before we move on to the western parcel where the apartments and shops are located. We expect to launch the apartments and commercial properties in 2006,” Khoo said.
The project is accessible through the existing Kota Kemuning interchange, trunk road from Taman Sri Muda and the Bukit Rimau interchange currently under construction.
“Our target markets are the young executives and senior professionals who are either first-time house buyers or those looking to upgrade their lifestyles. Kemuning Utama is well accessible by Kesas and NKVE to areas like Petaling Jaya, Damansara, Subang Jaya and Klang. It takes only 15 minutes to reach Subang Jaya, 30 minutes to Petaling Jaya and Damansara, and 45 minutes to Kuala Lumpur. It is definitely a wise choice if you are moving away from congested areas,” he added.
Khoo said each property type would be a community by itself and it would have perimeter fencing and guard house. He said security personnel would be stationed at the individual guardhouses at the entrances and they would patrol the community as well. “All vehicles and visitors will be monitored and checked closely.”
He said the terrace houses came with practical designs and big built-up areas. “We are giving the purchasers value for their money with finishes such as timber strip for the first floor that include the family area and bedrooms.
“We also provide high quality finishes and 11ft-high ceiling compared to the normal 10ft, thus ensuring a very comfortable living. As our terrace houses are very competitively priced, our buyers can be assured of good capital appreciation,” Khoo said.
