MR and Mrs E.H Tan sold off their leasehold house in Bandar Sunway last year to buy a house in USJ4, about 10 minutes' drive away. From the profit they made in the sale of their 10-year-old house, they bought a bigger 24ft x 75ft freehold double-storey terrace house in USJ4 for close to RM400,000 although the market value was hovering around RM380,000 early this year.
Why did they pay a premium for this house? For one, they were in a hurry, and secondly, there was no other house in the particular phase that was offered for sale at that time. Why in USJ4?
