Peranakan-style apartments built on waterfront land

MORE than 1,500 people have registered to buy 900 units of the Heritage service apartment in the South Lake development to be launched next month.  

There will be a 3% discount off the purchase price for the “early birds” as well as free legal fees for the sale and purchase agreement and deed of mutual covenants. 

The five-block, 23-storey Peranakan-style apartments would have five layout types and are priced from RM148,000 to RM360,000. Each block will have 180 units of serviced apartments.  

The five layout types are Type A and E (480 sq ft studio unit), Type B (1,500 sq ft three-bedroom unit) and Type C (1,000 sq ft two-bedroom unit).  

Mines Marketing Sdn Bhd senior marketing manager (property) Andy Chua Seng Hooi said the Heritage would be built on waterfront land with a splendid view of the 50-acre South Lake and the Mines Shopping Fair. Its gross development value is RM250mil.

Residents of this unique U-shaped development that would also have an office and a commercial block would have three modes of transportation: by water, road and rail.  

Water taxis plying the Mines Shopping Fair and the North Lake, can travel right up to the Heritage via a canal linking the South Lake.  

Those arriving at the Heritage by water taxis would be greeted by a large cage housing a white tiger at the end of the canal located inside the development.  

Residents could look down onto the canal from their apartments.  

The facilities area on the seventh floor would have among others three swimming pools, a spacious landscaped garden, gymnasium, community hall, and barbecue pits with wash area. One could also jog from one block to another.  

There would be 1,500 indoor parking bays from the second to the sixth floor and 200 outdoor parking bays. There will be 24-hour security and a concierge.  

Chua said one could hop onto a water taxi and take a leisurely boat ride around the South Lake and end up at the nearby shopping centre to do one's shopping or take friends for dinner.  

Residents can also travel by train, as KTM's Serdang railway station is a stone's throw away. One can walk to this station via a bridge over the Besraya Highway. 

The efficient road network with linkages to the Middle Ring Road 2, KL-Shah Alam Expressway (Kesas), the proposed SILK Highway and the KL-Seremban Highway is another plus factor why investing in properties here look so attractive. 

“In fact, Singaporeans can come here just by taking a train to the Serdang railway station,” said Chua, who showed this writer around the South Lake precinct by a water taxi.  

A RM3mil Swiss-style show complex that houses some Heritage show units had also been completed a few months ago.  

The complex, located beside the South Lake, has a Japanese bridge next to it. It has become a tourist attraction where newly-weds posed for pictures beside the bridge with the serene view of the lake. 

Chua said buyers of the fully furnished studio and two-bedroom units would get a free kitchen cabinet with hob and hood, full height ceramic wall tiles, quality sanitary fittings, and home automation system among others.  

The studio unit is priced from RM148,100 with average price of RM230 psf or about RM236,000.  

The studio unit comes with a free air-conditioner while the two-room unit will have three free air-conditioners.  

He said purchasers would enjoy a 6% net return (rental guarantee) for the first two years.  

For purchasers of the two-bedroom unit, they could opt for the Sure To Gain Scheme for the next five years. Under this scheme, a buyer would sell his unit to the Country Heights Vacation Club based on 51 timeshare members sharing the unit.  

At the end of seven years, one should be able to get back about double the value of the original purchase price.  

Mines Golf Resort project director Tan Teow Keat said “cavity” walls (a hollow in-between two brick walls) would create a sound barrier.  

“We're giving the best sound proof for the walls. It will cost us more, but we believe that privacy and practicality are very important,” he added.  

Units would have a high 12ft ceiling compared to the normal 10ft high ceiling for a condominium.  

The doors are also extra wide.
