VISITORS to the recent MAPEX 2003 property exhibition held at the Sunway Pyramid Convention Centre from Aug 14 to 17 may have noticed that there are a number of new “gated and guarded” residential developments in the Klang Valley. 

With so many reports of robberies and house break-ins, people are becoming more conscious about safety and are prepared to pay a premium for a house with good security features for peace of mind. 

The following pick of the latest “gated and guarded” communities show that even the terrace housing has included 24-hour security, perimeter fencing, guard patrols, central monitoring system and even CCTVs!  

(a) Desa Utama: House buyers may be pleased to know that this project offers probably for the first time in the Bandar Utama area, three-storey link houses in a gated and guarded exclusive enclave. This leasehold project by Dominion Park Sdn Bhd is next to the Centre Point commercial centre in Bandar Utama in Lebuh Bandar Utama. One advantage is that it is quite near the Damansara toll plaza. It is also a few minutes drive from the 1 Utama shopping centre, Tesco, IKEA, Puay Chai 2 primary school and Kolej Bandar Utama. 

It comprises 28 units of three-storey terrace houses on 1.53 acres and is scheduled for completion by June 2005. The 22ft x 60ft units are priced between RM465,000 and RM530,000 with spacious built-up area of 2,453 sq ft to 2,596 sq ft. The 24ft x 60ft units are priced from RM505,000 to RM592,400.  

There will be six bedrooms, with three extra big master bedrooms of 259 to 288 sq ft and five bathrooms, car porch for parallel parking of two cars, and a dry and wet kitchen. 

(b) D' Rimba at Kota Damansara: This 29.3-acre, low-density development to be launched in October comprises of three-storey low-rise apartments (from RM170,000/1,000 sq ft built-up area), linked bungalows (from RM780,000/built-up area from 3,500 sq ft and land from 4,786 sq ft) and bungalow lots (from 7,134 sq ft). Note: the prices are only indicative.  

Residents can enjoy a landscaped park with facilities such as an exclusive resident's community clubhouse, swimming pool, gymnasium, games room, small theatre, and childcare centre. It is a joint project by PKNS and Jernih Matang-PGMS Sdn Bhd.  

(c) Tiara in Bandar Sunway: It comprises of 64 units of two-storey link houses and town houses on 4.2 acres of leasehold land at the far corner of Bandar Sunway (opposite the Sunway Medical Centre). 

Besides the 24-hour security and CMS, there will also be motion detector light at the car porch and automatic main gate. The terrace houses are of the 22ft x 70ft and 20ft x 65 types. There will also be 22ft x 70ft town houses.  

(d) Sejati Hill Villa in Sungai Long, Cheras: There are 34 units of 2 ½-storey semi-detached houses with the usual 24-hour security, children's playground, jogging and cycling tracks, BBQ area, concealed utilities, speed barriers and landscaped greenery.  

The price of the freehold unit starts from RM468,000 with built-up are of 2,966 sq ft and 3,040 sq ft. The developer is Mitraland Corp Sdn Bhd.  

(e) The Rise at Pusat Bandar Putra Permai: It comprises 124 units of 40ft x 80ft two-storey semi-detached houses with four to five bedrooms. Price is from RM389,560 to RM542,950.  

Taman Equine (M) Sdn Bhd sales manager Amy Lee said about 60% of the 64 units in Zone 1 have been sold. There will be another 60 units in Zone 2 to be launched later. 

(f) Tanamera: This is another successful project that features a small, private freehold gated estate of 15 acres. It consists of 146 town homes, made up of two and three-storey terraced and semi-detached houses. Developed by Outline Avenue (M) Sdn Bhd, a wholly owned subsidiary of Tan & Tan Developments Bhd, Tanamera is located at the southern tip of USJ in Selangor. There are only four units left out of the 126 town homes while half of the 20 semi-detached houses have been sold. 

The project is next to Tan & Tan's Seri Hijauan condominium near the Hicom Shah Alam area. 

There are five different town home designs to choose from. The Type A offers two designs with land area of 22ft by 75ft and built-up areas from 2,366 sq ft to 2,396 sq ft. These three-storey terraced homes have a minimum of four bedrooms, a maid's room and a guest powder room. Prices start from RM415,000. 

The Type B two-storey units are the most affordable at RM365,000. The land area is 22ft by 75ft with built-up areas of 2,030 sq ft to 2,231 sq ft.  

The Type C is the largest homes in Tanamera at 2,612 sq ft and 2,630 sq ft. There will be an impressive master bedroom, three other bedrooms, a maid's room and a family room. There is even a sundeck for the sun-seeker. The price starts from RM375,200 to RM974,400.
