YTL Land Development Bhd's private-gated park, The Park At Sentul West, in Sentul, Kuala Lumpur, can rate among the top residential developments in the world, comparable to those in London and New York.
YTL Corp Bhd managing director Tan Sri Francis Yeoh said the 35-acre park, which drew its inspiration from 18th century English gardens, would serve Kuala Lumpur's objectives in enhancing its living environment.
The creation of The Park At West Sentul is also crucial in maintaining a major green lung within KL that is rich in diversity and yet balances the equation between development and nature, Yeoh said at the unveiling of the park yesterday.
Yeoh said the company wanted the park to be natural and similar to London's Hyde Park or New York's Central Park, where residents of Sentul West could enjoy a serene lifestyle amidst large areas of greenery based on the concept, Your Park, Your Home.
We want to create a stress-free environment where the residents would never get tired coming home to, he said.
The Sentul project, which covers a total of 294 acres, is developed by Sentul Raya Sdn Bhd, a wholly-owned subsidiary of YTL Land. YTL Land is a subsidiary of YTL Corp.
The project, which will be completed in seven to eight years, is divided into Sentul West and Sentul East.
Sentul West, covering 186 acres, is a haven of greenery with exclusive residences, offices and shops amidst lakes bordering the 35-acre park.
The 108-acre Sentul East, meanwhile, sets the tone for modern downtown living while retaining the colourful heritage of Sentul.
Yeoh said the park would not only become KL's newest green lung with indigenous forest species but also lead to the creation of a new landmark and address in the city.
The RM35mil park is scheduled for completion by the end of 2005. It will cater to 4,000 homes housing over 20,000 residents of Sentul West.
Although the park will be private, residents can bring their friends and relatives there. However, we will have to control entry to ensure security for all users, Yeoh said.
He added that the company's maiden residential project in Sentul West would be the Maple condominiums.
Yeoh also said he hoped that the concept of providing parks for residents to enjoy better quality of life would be followed by more property developers.
We are running out of good parks in the city and we should stop putting commercial buildings on parks, he said.
Yeoh said many housing developers had not been adhering to the government's call to build parks within their developments, thus resulting in flooding problems.
If they had allowed enough parks, the flood problems in KL could be reduced as parks play an important role in controlling flooding, he said.
Yeoh also said Sentul would have good accessibility and connectivity to enable the creation of a good address for the area.
Residents could use the Sentul KTM Komuter or the Sentul Timur Star LRT with direct links to KL Sentral station and the KL International Airport through Express Rail Link.
They could also use the proposed Mahameru Highway linking Jalan Mahameru to Jalan Perhentian, the new enhanced accessibility link to ease the Jalan Segambut-Jalan Duta roundabout congestion or the proposed KL North-East Expressway (KLNEE) with direct access to the Sprint, Federal, North-South and Karak highways.
