Puncak Alam project can fetch RM58mil

PUNCAK Alam Housing Sdn Bhd expects to lock in sales worth RM58mil from Lavender Ville, an exclusive gated community project comprising 256 units of semi-detached cluster homes in Bandar Baru Puncak Alam, Selangor. 

“The units on offer are expected to be fully taken up in less than three months from the Feb 28 launch date,'' managing director Saharuddin Abu Samah told a media briefing in Shah Alam yesterday. 

The company, he said, was confident of meeting its target based on the strong interest expressed by potential buyers during the project's pre-launch.

The launch would be Puncak Alam Housing's first this year. 

“The sale launch will coincide with the opening of the highway linking Bukit Jelutong and Bandar Baru Puncak Alam. With the basic infrastructure in place, coupled with already developed townships surrounding the area, we expect to be able to sell the houses quickly,'' Saharuddin said.  

Priced between RM178,888 and RM284,00, the English styled lake-front development project is targeted for completion in March 2005. 

Lavender Ville residents would enjoy 24 hours security, perimeter fencing, low-density living space and neighbouring recreational areas once they move in into their new homes.  

There are two designs to choose from, both having spacious built-up areas of 1,253 sq ft.  

On other developments, Saharuddin said Puncak Alam Housing is planning to sell 1,000 mid-range residential units in Bandar Baru Puncak Alam this year.  

“The new units to be introduced this year would be divided into four launches, with Lavender Ville being the first,'' he said. 

He added the smaller number of units per launch and its strategy to build spacious landed properties at affordable prices would help ensure strong take up rates for all Puncak Alam Housing's offerings this year. 

Shaharuddin said Puncak Alam Housing had so far developed half of the 3,114 acres in Bandar Baru Puncak Alam. He expects the company to fully develop the area in five years.  

“In the last two years, the company was focused on completing the 7,000 mixed residential units that were already sold earlier. Most units are now nearing completion while some have been handed over to the respective purchasers,'' he said, adding that previous Puncak Alam Housing launches had enjoyed near 100% take up rates.
