“There is a reason houses facing T-junctions are not ‘stable’. Traffic movement will form a pool of magnetic field around the house.

“Developers can also build a community hall or playground at the junction instead,” she said during the ‘Applications of Feng Shui to Create A Successful Life’ talk at G Hotel.

Property buyers and visitors enjoyed a series of captivating topics for the ‘Let’s Talk Property 2015’ series throughout the four-day Star Property Fair 2015.

She also advised house buyers to choose properties with a mountain behind the house instead of facing it.

“At a curvy road or river, it is better to purchase at the concave side where the energy is collected rather than the convex where it is dispersed.

Numerologist Marinah Ng shared the power of numbers in her talk, ‘There is Strength in Numbers.’

“We can find life-changing solutions through numbers. My name used to be ‘Marina’ and I changed to ‘Marinah’. This change gives magic, mystery and the ability to talk convincingly.

“Those with birthdays on the 8th, 17th or 26th -- which adds up to eight -- must not have ‘4’ in their addresses or car numbers,” she said.

Vision One Hundred Consultancy Sdn Bhd founder and chief executive officer Elane Goh shared with the audience the difference between Mortgage Reducing Term Assurance (MRTA) and Mortgage Level Term Assurance (MLTA).

“MRTA is attached to the property and is non-transferrable. If the buyer refinances a property or buys another property, then they have to buy a new MRTA. It is also not compulsory,” she said in her talk, “Mortgage insurance: To buy or not to buy?”.

Property investor-cum-author of The 9 to 5 Property Millionaire B.K Khoo gave his input on making profit in times of uncertainty.

“Keep a look out for motivated sellers. Understand their unique circumstances.

“Motivated sellers are those facing pressing issues and need to sell soon.

“They can be those who want to migrate urgently or are facing a divorce or financial difficulties,” Khoo said.

Ho Chin Soon Research’s Ishmael Ho presented his views on looking for clues for potential property purchases.

Ho shared several articles highlighting projects on transportation and future transport systems in Kuala Lumpur and Penang.

Consultant Miichael Yeoh in his talk ‘How to get your bank loan approved’ told the audience “never go shopping at many banks to get your housing loan.”

This, he said, would not help as any rejections by banks would be recorded in a shared information system, making it hard for the buyer to get loans from other banks.

Property consultant Hong Thang of Rapid Property Connect predicted that the 18-year property cycle was likely to peak in late 2016, after which property prices would come down.

Chur Associates managing partner Chris Tan spoke on protecting property with the law, while T.Y. Yeoh International’s national tax director Richard Oon touched on minimising your pro- perty tax.

As with most Star Property Fair talk through the years, feng shui talks were always packed.

Feng Shui master Mak Foo Wengg told house buyers to avoid properties near power stations and telco towers.

In his talk ‘Period 8 – Property Feng Shui and I-Ching Numerology’, he said positive energy would be absorbed by magnetic fields from these sites.

Mak told buyers to avoid buying properties near cemeteries and police stations as they emanated bad energy.

“Properties near hospitals should be given a miss too,” he said.
